Environmental & Property Condition Field Assessor: Prepares Property Condition Assessments (PCAs) to ASTM Standard E2018 and/or Phase I Environmental Site Assessments (ESAs) with subject matter expertise of ASTM E1527, as well as client scopes such as Fannie Mae, Freddie Mac, underwriting/debt level for lending purposes.Experience with performing PCAs of property types including high-rise office, retail, industrial, multifamily, etc, and/or experience with performing ESAs of most property types including gas stations, dry cleaners, high-rise office, retail, industrial, multifamily, manufacturing, etc. ESSENTIAL DUTIES AND RESPONSIBILITIES Performs PCAs and/or Phase I ESAs to ASTM, JLL and client protocols in a timely manner. Subject matter expert in evaluating building systems and conditions, seismic, accessibility, MEP, or other specialties, as well as client scopes such as Fannie Mae, Freddie Mac, etc. and/or frequently encountered recognized environmental issues/conditions and remedies.Conducts walk-through surveys to assess condition of property development and/or to identify, to the extent feasible pursuant to the ASTM processes, recognized environmental conditions in connection with a property and its surrounding properties. Must safely access roofs when part of work scope.Interviews property owners, occupants, key site personnel and local government officials to obtain information concerning a property’s condition and/or information concerning the past/historical and current use of a property and identifying potential environmental concerns.Reviews repair/improvement cost information, certificates of occupancy, maintenance reports and logs, Building and Fire Department inspection reports, and similar information and/or reviews historical information including municipal records, aerial photographs, topographic maps, fire insurance maps, city directories, etc., and interprets findings to identify the presence of environmental concerns.Takes photographs of representative systems, conditions, and physical deficiencies and/or representative areas of a property and surrounding properties in support in support of the ESA.Estimates costs to remedy deficiencies.If performing an ESA, reviews Federal, State and Municipal records and databases to identify environmental conditions that may adversely impact a property.May develop business with clients, present services, and support revenue growth of the business.Some overnight travel may be required.May perform senior reviews of PCA reports.Performs other duties as assigned. Complies with all company policies and procedures.SUPERVISORY RESPONSIBILITIES No direct supervisory responsibilities. QUALIFICATIONS, EDUCATION and EXPERIENCE Bachelor’s degree (BA/BS) in architecture, engineering, construction management, environmental science, geology or related field.Minimum one (1) year of experience with PCAs or related services and/or minimum one (1) year of performance of Phase I ESAs in accordance with ASTM E1527.Must demonstrate a general understanding of Property systems including site work, structural, building envelope, and MEP. CERTIFICATES and/or LICENSES Preferred, but not required, certification as a Professional Engineer or Registered Architect. REASONING ABILITY Ability to solve problems and deal with a variety of options in complex situations. Your role will involve managing and maintaining the cleanliness and functionality of common areas, coordinating office supplies, and assisting with meeting room set-ups. Additionally, you will contribute to the overall safety and security of the building by conducting regular checks and reporting any issues to the Facilities Manager. Your day-to-day tasks will include: Regular building walks to identify and address any maintenance or janitorial needs Checking and maintaining conference rooms, including cleaning, organizing, and restocking supplies Monitoring and restocking the Bevi Machine with flavors and CO2 tanks Refilling coffee machines, restocking creamer/tea, and ensuring cleanliness in the coffee areas Maintaining inventory and stocking ice cream freezers Placing routine ice cream orders to ensure sufficient stock Conducting checks and replenishing hand sanitizers, soaps, napkins, and cups throughout the building Assisting with meeting requests such as room set-ups, tear downs, and equipment arrangements Performing weekly maintenance tasks, including coffee machine cleaning and checking printer toner levels Regularly inspecting IDF closets for any unusual issues, such as leaks Managing office coffee supplies and mailroom needs by placing orders with Staples Conducting monthly fire extinguisher checks and reporting any faulty extinguishers Submitting tickets for building functionality issues and coordinating with the building manager for resolution Submitting tickets to Aramark for coffee/water machine issues Coordinating repair requests Monitoring and replacing flags when necessary Ordering and stocking candy in the Facilities Office Replacing batteries in badge readers as needed Recycling toner cartridges as per the provided instructions Desired experience and technical skills: High attention to detail and strong organizational skills Basic knowledge of office equipment and facilities maintenance Ability to work independently and manage time effectively Excellent communication and interpersonal skills Proficiency in using computer systems and software applications Requirements: Prior experience in a facilities or support role preferred Basic knowledge of safety protocols and procedures Ability to lift and move objects up to 50 lbs Availability to work occasional evenings or weekends as required Preferred: Experience with ticketing systems and facility management software Knowledge of basic electrical and plumbing maintenance Familiarity with vendor coordination and procurement processes Location: On-site –Franklin, TN If this job description resonates with you, we encourage you to apply, even if you don’t meet all the requirements.
