Location: St. Petersburg, FL

Salary: $79,000 - $115,000 annually

The Senior Chief Engineer will support JLL’s Integrated Facility Management (IFM) group on an account-based team and will be responsible for a wide variety of tasks with the primary focus being the effective management and scheduling of team members to drive operational efficiency.  To achieve this target, this role will be responsible for the direct coordination with the Regional JLL Chief Engineer(s) to align on planned and emergent work priorities, understand Customer or Business Unit needs and take ownership of the execution strategy to maintain the successful performance of the team.  The Senior Chief will also be charged with the executing the daily objectives of prioritizing safety, managing jurisdictional compliance, serving as the IFM liaison for any Project Management led projects, supporting internal regional audits and data requests and being the first line of Client escalation management when operational issues arise.

Organize and manage all administrative and work execution functions related to the engineering group. This includes but is not limited to:

  • Budgeting and financial control
  • Compliance with all local codes and regulations
  • Team training
  • Upward reporting on budgets, energy accounting, and productivity

Supervise and organize all staff activities either directly or through effective delegation to

subordinates. Included are activities such as:

  • Organization and Scheduling of work order dispatch and response procedures
  • Developing, managing and motivating the team
  • Dispensation of activities, projects, and routines
  • Establishing and using chain of command procedures
  • Instilling a sense of pride and customer service in team members
  • Implementing hazard control and team safety practices

Fully implement all standard operating systems and practices, including the following:

  • Implementation of the Corrigo Work Order System and associated routines
  • Maintain team standards for uniforms and appearance
  • Establish training goals for each team member

Recognize the authority and objectives of the Client. Conduct all activities in a businesslike,

competent, and professional manner. This includes:

  • Interacting with contractors, vendors, and consultants in an unbiased, objective, and ethical manner.
  • Complying with all policies and procedures established for the property.
  • Identifying key industry resources that can aid the operation or contribute to enhancements.
  • Treating all fellow employees, industry contacts, and property visitors fairly, impartially, and in a non-discriminatory fashion.

Formulate and implement the preventive maintenance program. Specific duties include:

  • Scheduling of preventive maintenance with minimum disruption of building services
  • Performing and/or delegating preventive maintenance tasks to the appropriately qualified staff member
  • Coordinating the input and output of the Preventive Maintenance system with administrative personnel
  • Reviewing the status of preventive maintenance on a regular basis
  • Analyzing preventive maintenance log data in order to formulate more efficient operating procedures

Provide training and supervision aimed at expanding the capabilities of the engineering

assistants. Specific duties include:

  • Demonstrating the proper use and care of tools and instruments
  • Ability to give “hands on” instruction in basic maintenance and trouble-shooting procedures
  • Developing and managing work schedules
  • Evaluating job performance on an ongoing basis when required
  • Conducting annual progress reviews when required
  • Recommended enrollment in relevant outside courses
  • Instilling an overall professionalism in manner and appearance
  • Screening engineering staff candidates when required

Service Delivery

  • Reads and understands the applicable Service Level Agreements, helps achieve the Key Performance Indicators and scores favorably on the client satisfaction surveys.
  • Ensures appropriate follow up with customers
  • Seeks to continuously improve processes, systems and overall client satisfaction
  • Provides direction/information to vendors, facilities staff and service providers as required to ensure excellent coordination/execution of work within client environment with minimal disruption

Building Management

  • Coordinate Preventative and Reactive maintenance activities for any and all assigned buildings and areas of operation

Financial Management

  • Helps support facility specific cost savings targets to contribute to the account achieving significant savings throughout every year
  • Creates and issues work orders as directed by managers. May be asked to reconcile/review invoices against purchase orders to ensure accuracy
  • Supports all requests associated with Jones Lang LaSalle Management, Operations and Financial audits

Skills/Qualifications

  • Minimum 5-7 years field experience managing facility operations
  • Ability to lead, train and inspire other engineers to perform at the highest level
  • College graduate preferred
  • Good interpersonal and communication skills, both written and verbal
  • Good computer skills, proficient in MS Office programs
  • Superior customer service skills and orientation. Collaborative style needed
  • Ability to maintain professionalism at all times under stressful situations
  • Strong organizational skills and attention to detail
  • Ability to plan and manage work under time constraints, without direct supervision
  • Sound troubleshooting skills and the capacity to fully resolve problems
