What this job involves 岗位职责,

• 严格执行健康与安全标准，避免出现任何违反程序行为的出现
• 严格执行中国的相关法律法规，确保无违法记录
• 及时并优质的完成工程主管交付合理工作指标/内容
• 对客户的合理设备设施服务要求提供支持
• 知晓部门所有操作流程并遵守执行
• 负责所有职责范围内设施和设备正常运行（包括但不限于：电气、空调、电梯、BMS、消防、建筑、空压机、热水、给排水、太阳能、监控、门禁、雨水回收系统、会议室等公共设施设备）
• 根据公司的生产环境、设备说明书、设备状况，制定年度设备点检、巡查、维护与保养标准的编制，经相关人员审批后实施。
• 在工程主管的指导下根据年度保养、点检计划制定各月度的设备维护工作。
• 根据设备维护保养计划提前申请设备维护保养时所需的备件。
• 努力学习，熟悉掌握所管辖维修及保养等各项技术指标，去延长设备的使用寿命，并节约设备使用成本。
• 对设备出现的状况进行及时跟进，如有必要，向工程主管进行报告
• 在工程主管领导下，严格遵照设备的保养和点检计划，按时完成非外包的定期保养工作，并填写保养记录，发现保养中存在的问题，及时在保养单记录，并上报主管；
• 配合外包设备的维修保养商开展分管设备系统的维修保养工作，监督设备维修保养全过程的质量，以及测试验收工作，并做好记录
• 确保所有工作根据SLA要求按时完成。 
• 及时按照优先等级处理上级指派的日常维修工单，完成后并及时反馈给工程主管；如果缺少物料，请提出需要的材料型号&品牌、数量、尺寸等数据给工程主管去及时安排申请购买；如果维修需要寻求外包商，请向工程主管提出建议，并解释原因，确保工程主管能做出清楚的判断。
• 当值时，按照巡查路线、巡查点位、规定的巡查时间、巡查负责厂区和办公楼所有设备的检查，并做好巡查记录和抄表记录。不得私自修改设备设定参数，发现问题第一时间向相关上级领导反应，做好记录，并跟踪问题发展情况。
• 严格按照客户各项成文规定的各类设备的开关时间操作（包括公共区域照明灯具、空调等）。
• 根据检修计划表做好有关检修工作，做好检修记录发现问题认真解决，最大限度减少经济损失。
• 发生紧急事故，应立即到位，配合上级迅速查明原因，排除故障，并7x24小时响应紧急情况的现场支持
• 按照7S和行业标准管理设备和设备房。

例如空调机房：设备房门名称&编号、设备房门上粘贴安全警示标识、设备房上锁；设备房内机房管理制度、设备机房责任人、设备保养记录、设备巡查记录、授权人员上岗证复印件上墙，设备名称、设备运行&待机&维修中、设备操作指引、管道介质、管道流向、阀门开关状态；配电柜名称、上级开关位置、上级开关名称、配电柜温度检测点标识&编号、确保所有的标识完整和机房整洁卫生。

• 贯彻公司环保方针，每日记录能源使用数据，并追踪和分析能源使用状况，发现能耗数据比日常偏高，需要马上检查异常并报告工程主管、并提出合理化的节电节水建议，提高环保节约意识。
• 发展个人主观能动性，积极动脑，大胆提出合理化建议和工作方法。
• 增强服务意识，提高服务质量不断的为客人提供高水平的服务。
• 完善并执行交接班制度，规范填写交接班表格。
• 积极完成上级领导指派的其他各项工作。
