Assistant Chief Engineer (P1-P2)

Job Description

OVERVIEW

The Assistant Chief Engineer will require strong technical, mechanical, and administrative skills necessary to operate and maintain client properties.  The primary focus of this position will centre on providing high levels of customer service including on-site and on-call plant operational support. The Assistant Chief Engineer will have a thorough understanding of all aspects of building operations, HVAC, electrical, plumbing, and general maintenance.  Must be able to operate as a team member, support Chief Engineer, organize, and prioritize multiple tasks and have strong customer service skills supporting a wide range of clients, contractors, and co-employees

ESSENTIAL FUNCTIONS

  • Review the building’s BMS system for proper operation of monitored equipment and escalate any alarms. Review Corrigo Assets and PM schedules ensuring that maintenance is performed in accordance with original manufacturer’s recommendations and meets Account’s SLA. Prepares and adheres to budgets for multiple sites.
  • Schedule, coordinate, and oversee all maintenance vendors during maintenance and break/fix events to ensure personnel safety, protect the facility’s critical equipment, and maintain power to the critical load. 
  • Supervise vendors and review their Field Service Reports, Job Hazard Analysis, and HSSE requirements, describing all activities (preventive maintenance, repairs, etc.) performed at the facility.
  • Conduct periodic follow up inspections of facility assets confirming JLL PM procedures are followed.
  • Prepare and present cost estimates of parts, equipment, and supplies for proposed installation or repairs.  
  • Solicits multiple bids at certain dollar thresholds, and/or scrutinizes bids for cost savings opportunities.
  • Oversees maintenance and service repairs on critical systems (UPS, PDU, Diesel Generators, ATS, BMS, Chillers, CRAC, etc.).
  • Manage engineering team and additional employees with skill sets including mechanical, electrical, and various other trades required on-site.
  • Ensures availability and capacity targets are achieved and maintained for all critical environments/sites. 
  • Respond to the building management system and electrical management system alarms immediately and furnish investigations of alarm states and closure through email communications.
  • Develop reliability reports to assist in identifying areas of concern that could develop into future problems. Set standard expectations for all team members.
  • Prepares for and attend required meetings including site visits, staff meetings and PDS team meetings.
  • Ensures work-orders and projects in work order systems are completed accurately and timely per client Key Performance Indicators (KPI’s).
  • Create required MOPs and SOPs, coordinating critical work for client’s critical change management process. Perform periodic technical and quality reviews of all method of operations (MOP’s) and standard operating procedures (SOP’s) to ensure that the most current techniques, safety guidelines and critical work rules are utilized, and are in compliance with all city, state, and EPA regulations.
  • Assist when needed the JLL Team with install new HVAC units or replacement parts for existing units according to specifications and established safety guidelines, relying on instructions and pre-established guidelines to perform the functions of the job.
  • Works closely with the engineering team to develop and implement more efficient and consistent operation and better operations of systems.
  • Communicates with process owners and coordinates potential process interruptions due to maintenance or repairs.
  • Respond to safety and emergency situations for engineering services and maintain a safe and secure work environment. Perform other services determined necessary to maintain and operate all mission critical related infrastructure in an approved manner.

EDUCATION AND EXPERIENCE

  • Trade or Maintenance License preferred
  • High school diploma or GED equivalent
  • 5 - 7 years of construction or building engineering related experience.

KNOWLEDGE, SKILLS, AND ABILITIES

  • Excellent Customer Service, organization, attention to detail and problem-solving skills.
  • Superior interpersonal skills including client relationship development and teamwork mindset.
  • Computer proficiency in Microsoft Office (Word, Excel, PowerPoint, and Outlook) is required. 
  • Good technical understanding of building systems, especially as they relate to critical life safety systems.
  • Physically able to operate electric hand tools, work on a ladder, carry tools and lift and carry up to 70 pounds.
  • Experienced with various types of hand tools and use of diagnostic equipment.
  • Ability to clearly articulate technical issues and solutions to JLL and client management.
  • Professional appearance and communication skills (written, oral, meeting participation).    
  • Ability to manage a large site efficiently and effectively with operations and maintenance staff.
  • Strong focus on safety and the ability to oversee and manage the activities of 3rd party service providers.

Estimated compensation for this position is:

69,300.00 – 84,900.00 USD

The pay range listed is a total compensation range including bonus, if applicable. The provided range is an estimate and not guaranteed. An employment offer is based on applicant’s education, experience, skills, abilities, geographic location, internal equity and alignment with market data.
