About the role:

This Account lead position will be the single point of contact responsible for facilities management, assisting the Regional Account Director and the Corporate Real Estate team with the delivery of quality facility management services. This role will coordinate and manage tenant requirements and service delivery to ensure satisfaction.

What this job involves:

Relationship Management

Support the management team in the implementation of short and long-term projects for the client project. You will develop and implement innovative programs, processes and procedures that reduce short and long term operating costs and increase productivity by working closely with the Regional Account Director and the client. You will oversee the appropriate monthly/quarterly/annual reporting and capital expense budgets by interfacing closely with the client representative and finance team.

Driving excellence

Exceeding KPIs of the contract will be your prime focus area. To achieve this, you’ll collaborate with the Country Lead, develop a strategic business plan and ensure its impeccable delivery. This way, you will guarantee to achieve financial targets and due diligence while meeting JLL standards of service delivery and exceeding the client’s expectations. You’ll make sure that an efficient emergency escalation process is in place.

Prioritising the facilities’ needs

Work with the facilities operations team, you’ll oversee the property’s day-to-day operations and ensure that all administrative functions, security issues and facility services are covered. You will strive for continuous improvement in the process. Keep an eye out on the property’s supplies and ensure that it has adequate stocks and materials to keep the operations smooth like a well-oiled machine. You will also manage supply and service contracts as approved by clients.

Mitigate risks by taking part in emergency evacuation procedures, and handling crisis management and business continuity plans. As the person in charge, you’ll make sure that there’s enough petty cash to support operations. You’ll also see to it that vendor invoice processes comply with standards.

Risk management

Monitoring of policies, procedures and laws will be your responsibility as you certify compliance of health, safety standards and environmental regulations. Teams will need your constant support during all new and repair works, power shutdowns, evacuations, moves, space planning, and contractor and vendor management. You’ll instill a risk-conscious culture within the team to ensure swift risk identification and immediate mitigation besides maintaining regular updates and reporting as per the agreed procedure.

Managing human resource

Developing teams’ capacities through training, driving innovation, excellence, and motivation for continuous improvement will be your job. The team handling will ensure the implementation of best practices, client satisfaction, and achieving of all saving targets. At the same time, you’ll be accountable for teams’ proper resourcing and regular performance assessments, while ensuring their personal growth.

Interested?  An ideal candidate would need to have the following qualifications

Desired experience and technical skills

Required

  • Degree holder in Facility, Property, Housing, Estate Management or related discipline
  • At least 10 years of relevant experience, with 5 years at managerial level, preferably in the field of property management
  • Strong interpersonal, decision-making and people management skills
  • Good command of both written and spoken English and Chinese

Preferred

Adept at facilities management

You’ll need to have six to eight years’ experience in facilities management or other related fields to land this job. A SCEM certification, a working knowledge of occupational safety, and exposure to life sciences environment may also give you leverage in getting the job.  You must also have a solid background in contract management, budget supervision, customer service and stakeholder engagement.

Data Oriented

Have you worked in a data driven role? You will need to have this type of experience to succeed in this role.  Your work in a high volume, high turnover environment. Extensive Microsoft Office skills in report building is a definite advantage.

You’ll need a strategic mind-set, outstanding problem solving ability and a creative flair to produce the most detailed and highest quality research and mapping results. As an Ambassador of JLL we expect the utmost professionalism at all times, including integrity & ethics.

A great communicator

Can you get your ideas across clearly both verbally and in writing? You’ll be working with many diverse interest groups so the way you share information and your ability to persuasively convey information is highly important.  Strong interpersonal skills with good command of spoken and written English & Chinese are key to this role to establish credibility and respect with internal stakeholders and potential external talent.
