ลงกำหนดการช่วงเวลาเปิด-ปิดของระบบต่างๆลงในระบบ BAS ตรวจเช็คช่วงเวลาเปิด-ปิดของระบบ BAS ว่าเป็นไปตามกำหนดการหรือไม่ ตรวจสอบการทำงานของระบบ BAS และวิเคราะห์ปัญหาที่เกิดขึ้นเมื่ออุปรณ์หรือระบบผิดปกติ เข้าดำเนินแก้ไขอุปกรณ์ที่ผิดปกติในเบื้องต้นของระบบ BAS หากไม่สามารถแก้ไขได้ให้ติดต่อช่างผู้ชำนาญการหรือเจ้าของผลิตภัณฑ์เข้าดำเนินการแก้ไขระบบในลำดับต่อไป ตรวจเช็คช่วงเวลาการขอ OT Air และจัดทำบันทึกการเปิด-ปิดระบบ ทำการบำรุงรักษาเชิงป้องกันให้ระบบ / อุปกรณ์ไฟฟ้า และเครื่องกลต่างๆ เสนอการสั่งซื้ออุปกรณ์ / เครื่องมือ / วัสดุช่างต่างๆ ให้กับหัวหน้าช่าง ควบคุม ดูแล ตรวจสอบและประสานงานการปฏิบัติงานกับผู้รับเหมาต่างๆ จดบันทึกปริมาณการใช้ไฟฟ้า ,น้ำประปา และจัดส่งให้กับหัวหน้าช่างทุกสิ้นเดือน นำข้อมูลของ OT Air จัดส่งหัวหน้าช่างทุกสิ้นเดือน สรุปรายงานการปฏิบัติงานต่างๆ ทางด้านช่างให้กับหัวหน้าช่าง เพื่อเสนอต่อแผนกวิศวกรรมต่อไป ประสานงานกับหน่วยงานที่ได้รับมอบหมายจากผู้บังคับบัญชา รายงานโดยตรงกับหัวหน้าช่าง

บำรุงรักษาและแก้ไข ระบบสาธารณูปโภคในอาคารให้อยู่ในสภาพพร้อมที่จะใช้งานตลอดเวลา ปิด-เปิด ระบบอุปกรณ์ไฟฟ้า / เครื่องกล ตามกำหนดเวลาที่กำหนด ตรวจเช็คและบำรุงรักษางานระบบอาคารทั้งหมด ตามตารางที่กำหนด ดูแลซ่อมแซมงานระบบที่สามารถดำเนินการ โดยช่างอาคารได้ ประสานงานกับผู้รับเหมา ในส่วนเกี่ยวข้องกับงานระบบต่างๆ ในอาคาร จดบันทึกข้อมูลการทำงานของระบบและอุปกรณ์ไฟฟ้า/เครื่องกล บริการลูกค้าของอาคาร ให้ได้รับความสะดวกรวดเร็วในด้านสาธารณูปโภค เช่น ไฟฟ้า, ประปาโทรศัพท์ และด้านสุขาภิบาล รายงานโดยตรงต่อหัวหน้าช่าง งานอื่นๆ ที่ได้รับมอบหมาย
