Shaping the future of real estate for a better world

At JLL, we see a Brighter Way forward for our clients, our people, our planet, and our communities. With over 200 years of real estate experience, we are, and always have been, in continual pursuit of brighter ways of working.

JLL is a global leader in helping clients envision where people will live, work, play, shop, and eat.

What this opportunity involves:

As Property Services Manager, you will be the driving force behind the day-to-day operational excellence of a dynamic portfolio of industrial assets within the Australian Prime Property Fund Industrial, one of the highest-performing industrial funds in the Australian market. Based out of our Parramatta office and working flexibly across site and home, you will oversee a 19-asset NSW portfolio comprising triple net leases, passive investments, new acquisitions, and an exciting pipeline of redevelopment and expansion projects. You will lead a Property Services Administrator, mentoring and developing their skills while coordinating contractors, consultants, and tenants to ensure every property under your care meets the highest standards of compliance, maintenance, and sustainability performance. At JLL, we are collectively shaping a brighter way — for our clients, ourselves, and our fellow employees — and this role gives you the platform to do exactly that: balancing rapidly shifting priorities, building strong relationships, and championing innovative, technology-driven ways of working that keep our portfolio ahead of the curve. If you thrive on variety, enjoy solving problems on the ground, and want to grow your career within a collaborative, supportive team, this is a role where your impact will be felt every single day.

An overview of the role:

  • Coordinate essential services, contractor management, and statutory compliance across the portfolio, ensuring all certifications, Fire Safety Statements, and safety documentation are current and accurate.
  • Conduct regular site inspections to assess maintenance needs, safety risks, and compliance with building rules, escalating issues where required.
  • Lead the engagement of contractors and technical consultants, including raising Purchase Orders, administering contracts, and overseeing scopes of works.
  • Manage Capital Works projects end-to-end, from tender scoping and CAPEX submissions through ProQuo to contract execution and SharePoint filing.
  • Drive tenant fit-out coordination and Lessor Works, reviewing requests, recommendations, and compliance documentation to a high standard.
  • Champion sustainability initiatives in consultation with specialist consultants, tracking performance against agreed environmental KPIs.
  • Maintain and update JLL and client systems (Evolution, Enablon, Footprint, CMO) to ensure accurate, timely reporting and data integrity.
  • Prepare and monitor annual operating and capital works budgets, along with monthly and quarterly reporting for the Portfolio Manager and Finance team.
  • Guide, mentor, and support the development of the Property Services Administrator, fostering a culture where they are empowered to thrive.

Sounds like you? This is what we are looking for:

  • Strong working knowledge of base building facilities management and essential services compliance.
  • Proven ability to work autonomously and collaboratively, with resilience and a solutions-focused mindset in the face of changing priorities.
  • Demonstrated capability to prioritise competing demands within tight operational and financial deadlines.
  • Confidence using and promoting technology-based systems to drive efficiencies across a portfolio.
  • A customer-first approach, balancing client needs with tenant expectations and genuine empathy for tenant concerns.
  • Excellent communication skills, both written and verbal, with the ability to engage confidently with stakeholders at all levels.
  • Strong organisational and administrative skills, with proficiency in MS Word, Excel, and Outlook.
  • A current driving licence and access to a reliable vehicle for regular site travel across NSW.
  • Tertiary qualifications are desirable, but a Trade Certificate combined with hands-on facilities or customer service experience will be favourably considered.

Benefits:

  • Great employee discounts off fitness, wellbeing & other renowned brands
  • 18 weeks paid maternity leave
  • Private Health Insurance Discounts
  • Active Social Club
  • Employee assistant program
  • Novated Lease for EV cars
  • Paid time off for volunteer work
  • Career Opportunities with Australia's #1 Commercial Real Estate firm
  • Premium offices
