RTX Corporate is seeking a talented Associate Director, Real Estate Finance to join our Enterprise Services Finance Team.
In this roloe you will develop, direct, plan, and analyze financial standing, programs, and procedures for the global Real Estate organization. Ensure proper documentation of financial standing for audit and regulatory purposes. Coordinate cost allocation, intercompany financial processes, and supports financial strategy aligned with Real Estate leadership. Provide recommendations based on financial data, business cases, and long‑range planning models.
You will also perform economic and operational financial analysis related to Real Estate portfolio costs, occupancy rates, supplier FM models, site‑level cost structures, capital planning, and forecasting. Generate forecasts and analyzes trends across regions, sub‑regions, business units, supply chain programs, and workplace operations. Create financial models supporting key initiatives including IFM, OneRTX reorganization, cost allocation, TCO modeling, and savings roadmaps. Develops and maintains Real Estate FP&A reporting systems and interfaces. You will own execution of medium‑ and long‑term strategy (1–3 years) and operational direction across global Real Estate, including multi‑region portfolios and FM supplier transitions. Problems faced are often complex, requiring extensive investigation, financial modeling, and cross-functional alignment. Requires strong leadership and ability to influence executive leadership and cross‑BU finance partners.
What You Will Do:
- Leads a Real Estate Finance team responsible for global and sub‑regional FP&A, including reporting, forecasting, cost modeling, intercompany charging, supplier transition finance support, and total cost of ownership (TCO).
- Develop and implements procedures and processes supporting Real Estate financial strategy, including Adaptive Planning integrations, cost allocation models, and global FM financial structures. Provides subject matter expertise to senior Real Estate leaders.
- Develop strategic and operational goals for Real Estate FP&A supporting long‑term strategy, IFM programs, portfolio changes, and financial transformation.
- Lead cross-functional financial workstreams including global FM RFP finance leadership, supplier transition planning, intercompany cost flow frameworks, and OneRTX restructuring.
- Provide leadership for Real Estate LT meetings, monthly financial updates, QBR preparation, and senior executive review packages.
- Financial Reporting, Forecasting & Analysis
- Direct financial reporting, variance analysis, R&O, and forecasting across corporate Real Estate, regional teams, staff cost centers, allocated pools, and program portfolios.
- Lead interpretation of complex Real Estate financial reports, cost structures, supplier flows, and statistical analysis.
- Oversee development of dashboards, FP&A packages, MOR reporting, and TCO development (BU, P&L, cash flow, occupancy costs).
- Cost Allocation, Intercompany & ERP/Adaptive Leadership
- Direct global cost allocation modeling, international/domestic cost flows, intercompany PO, IWA, and IOT management.
- Lead finance setup and modeling for supplier transitions including ERP setup, testing, Playbook development, PO configuration, and training.
- Own Adaptive Planning integration strategy, model development, validation, and report creation supporting Real Estate FP&A.
- Business Case & Program Support
- Lead development of Real Estate business cases including Metro Area initiatives, OneRTX restructuring, sub‑region reorganizations, capital planning, and rated services modeling.
- Drive savings roadmap modeling, savings reporting, and value realization across global Real Estate programs.
- Process Leadership, Compliance & Policy
- Ensure financial practices are accurate, compliant, and aligned with regulations—including DCAA alignment, forward pricing updates, and audit requirements.
- Recommend and implement procedures to strengthen Real Estate financial practices and decision support.
- Cross‑Functional Leadership & Stakeholder Communication
- Directs communication packages, roadshows, finance training, and stakeholder engagement across Real Estate and supplier transitions.
- Consult with Real Estate leaders, FP&A teams, accounting, procurement, tax, insurance, and CMMS to ensure alignment of financial models and reporting structures.
Qualifications You Must Have:
- Typically requires a university degree or equivalent experience and minimum 12 years prior relevant experience, or an advanced degree and minimum 10 years relevant experience.
- Experience in Real Estate FP&A, cost allocation modeling, intercompany processes, and ERP/Adaptive systems.
Qualifications We Prefer:
- Experience leading supplier finance transitions.
- Strong analytical capability across RTX cost structures, occupancy rates, capital planning, and TCO modeling.
- Ability to lead executive reporting, communication, and cross‑BU partnerships.
- Demonstrated success managing global finance structures and multi‑region finance teams.

The salary range for this role is 157,200 USD - 298,800 USD. The salary range provided is a good faith estimate representative of all experience levels.
