Multi-Skilled Technician

Location: Petaling Jaya, Selangor

Position Overview

The Multi-Skilled Technician is responsible for the day-to-day operation, maintenance, and management of building systems and services across banking facilities in Petaling Jaya. This role requires a versatile technician who can perform a comprehensive range of technical tasks across multiple disciplines including mechanical, electrical, plumbing, and general building maintenance to ensure optimal facility operations supporting critical banking activities. The position ensures both internal banking spaces and common areas are maintained to the highest standards of functionality, safety, and presentation.

Key Responsibilities

Building Systems Operation and Maintenance

Operate, monitor, and maintain HVAC systems including air handling units (AHUs), fan coil units (FCUs), split air conditioning units, exhaust fans, fresh air systems, and associated controls to ensure optimal indoor environmental quality throughout banking facilities. Conduct regular inspections of mechanical rooms, electrical rooms, plant rooms, and critical facility infrastructure to ensure all systems are operating efficiently and identifying potential issues before they impact operations. Monitor and adjust temperature, humidity, and ventilation parameters throughout the facility to maintain comfortable conditions for banking operations, customer areas, and staff working environments. Perform routine maintenance on electrical systems including lighting fixtures, power distribution, switches, outlets, circuit breakers, and minor electrical repairs to ensure safe and reliable power supply. Maintain plumbing systems including water supply pumps, sanitary fixtures, drainage systems, water treatment equipment, and address leaks, blockages, or malfunctions promptly to prevent service disruptions. Execute preventive maintenance schedules for all building systems and equipment according to manufacturer recommendations, regulatory requirements, and facility management best practices. Respond to equipment breakdowns and malfunctions promptly, troubleshooting systematically and performing repairs within competency level while escalating complex issues appropriately. Replace consumable parts including air filters, light bulbs, belts, fuses, gaskets, and routine replacement items to maintain equipment performance and extend service life.

Facility Infrastructure Management

Maintain building envelope integrity including doors, windows, frames, seals, and weatherproofing to prevent water ingress, air leakage, and environmental intrusion. Perform general building maintenance including minor carpentry work, door adjustments, lock repairs, furniture repairs, ceiling tile replacements, and touch-up painting to maintain professional facility appearance. Monitor and maintain vertical transportation systems including lifts and escalators through visual inspections, cleaning, and coordination with specialized maintenance contractors. Ensure proper operation of building access control systems, automated doors, roller shutters, and security barriers in coordination with security personnel. Maintain outdoor areas within facility boundaries including car parks, walkways, landscaping features, drainage systems, and external lighting. Inspect and maintain building signage, wayfinding systems, directional indicators, and information displays ensuring proper illumination and professional presentation. Address structural issues, cracks, water damage, or deterioration by performing minor repairs and reporting significant concerns to Building Manager for remedial planning.

Preventive Maintenance Program Execution

Execute comprehensive preventive maintenance schedules for mechanical, electrical, and plumbing systems according to established frequency and procedures. Conduct equipment inspections including visual assessments, parameter checks, performance testing, and condition monitoring to identify wear, deterioration, or potential failures. Perform lubrication, cleaning, adjustment, and calibration of equipment and systems to maintain optimal operating efficiency and prevent premature failure. Test emergency systems including emergency lighting, exit lighting, fire safety equipment, and backup power systems according to regulatory schedules and documentation requirements. Document all preventive maintenance activities in CMMS (Computerized Maintenance Management System) with detailed observations, measurements, parts replaced, and equipment condition notes. Identify opportunities for maintenance optimization, equipment upgrades, or process improvements based on recurring issues, inefficiencies, or performance trends. Coordinate preventive maintenance activities with building operations to minimize disruption to banking services, scheduling work during low-occupancy periods where possible.

Corrective Maintenance and Repairs

Respond promptly to maintenance requests, service calls, and equipment failures submitted through work order system, prioritizing based on urgency and impact to operations. Diagnose equipment problems using systematic troubleshooting approaches, technical knowledge, diagnostic tools, and equipment documentation to identify root causes. Perform repairs and replacements on mechanical, electrical, and plumbing systems within skill competency, using appropriate tools, materials, and safety procedures. Coordinate with external contractors and specialists for complex repairs requiring specialized skills, licenses, or equipment beyond internal capabilities. Monitor contractor work quality, compliance with specifications, safety procedures, and completion timelines, ensuring satisfactory outcomes and proper documentation. Test repaired equipment thoroughly before returning to service, verifying proper operation, safety compliance, and performance standards are met. Follow up with requestors to confirm satisfaction with completed repairs and address any remaining concerns or related issues. Maintain spare parts inventory for common repairs, ensuring critical components are available to minimize downtime during equipment failures.

Customer Service and Stakeholder Support

Respond to service requests and concerns from bank staff, building occupants, and facility users with professionalism, courtesy, and technical competence. Provide technical support for special events, meetings, conferences, and activities requiring facility modifications, equipment setup, or environmental adjustments. Assist with office moves, furniture reconfigurations, space modifications, and tenant fit-outs by providing building systems support, power arrangements, and technical coordination. Ensure meeting rooms, conference facilities, training rooms, and collaborative spaces are properly maintained with functioning HVAC, lighting, and presentation equipment. Address comfort complaints regarding temperature, air quality, lighting, or noise promptly, investigating causes and implementing appropriate solutions while keeping stakeholders informed. Maintain professional communication with building occupants at all levels, explaining technical issues clearly and providing realistic timelines for resolution. Coordinate with cleaning crews, security personnel, landscaping contractors, and other service providers to ensure integrated facility operations and seamless service delivery. Represent the facilities management function positively through responsive service, quality workmanship, and professional conduct in all interactions.

Life Safety and Fire Safety Systems

Conduct regular inspections and testing of fire safety equipment including portable fire extinguishers, fire hose reels, fire blankets, and emergency equipment according to regulatory schedules. Monitor fire alarm systems, detection devices, and fire protection equipment to ensure operational readiness and proper functioning at all times. Ensure fire exits, escape routes, fire doors, stairwells, and evacuation paths remain clear, unobstructed, and properly marked with illuminated signage. Test emergency lighting systems monthly for functionality and annually for duration, maintaining detailed test records for regulatory compliance and audit purposes. Coordinate with fire safety contractors during inspections, servicing, testing, and maintenance activities, ensuring work is completed satisfactorily and documented properly. Report fire safety deficiencies, code violations, equipment malfunctions, or compliance concerns to Building Manager immediately for corrective action and follow-up. Support fire drills, evacuation exercises, and emergency preparedness activities, understanding assigned responsibilities and communication protocols. Maintain fire safety logbooks, test records, and inspection documentation in accordance with regulatory requirements and facility management standards.

Energy Management and Efficiency

Monitor energy consumption patterns including electricity usage, water consumption, and chilled water usage, identifying anomalies, inefficiencies, or opportunities for optimization. Implement energy conservation measures including equipment scheduling, temperature setpoint optimization, lighting controls, and operational adjustments to reduce consumption. Identify and report energy waste including lights left on in unoccupied areas, equipment running unnecessarily, water leaks, and inefficient system operation. Support energy efficiency initiatives including LED lighting upgrades, occupancy sensor installations, variable frequency drive implementations, and power factor correction projects. Record utility meter readings systematically for billing, trend analysis, and energy management reporting purposes. Recommend energy-saving improvements based on observations, equipment performance data, and best practices in facility energy management. Participate in sustainability programs, green building initiatives, and environmental responsibility activities aligned with bank corporate objectives. Optimize HVAC system operation by adjusting schedules, temperatures, and airflow based on occupancy patterns, weather conditions, and operational requirements to balance comfort with efficiency.

Safety and Compliance

Adhere strictly to all safety procedures, work instructions, and standard operating procedures when performing maintenance work or operating equipment. Use appropriate personal protective equipment (PPE) including safety shoes, gloves, eye protection, hearing protection, and specialized equipment as required for specific tasks. Implement lockout/tagout (LOTO) procedures when working on electrical or mechanical equipment to prevent accidental energization and ensure worker safety. Conduct risk assessments for maintenance activities, identifying hazards, implementing control measures, and working safely at all times. Maintain tools and equipment in good working condition, ensuring proper calibration, functionality, and safe operation through regular inspection and maintenance. Handle chemicals, cleaning agents, lubricants, and hazardous materials safely according to manufacturer instructions and MSDS (Material Safety Data Sheet) requirements.

Environmental Quality and Housekeeping

Monitor indoor environmental quality including temperature, humidity, air quality, odors, and ventilation adequacy, addressing issues that affect occupant comfort or health. Inspect common areas including lobbies, corridors, restrooms, pantries, meeting rooms, and public spaces regularly, ensuring cleanliness, proper lighting, and functional equipment. Maintain cleanliness and organization in mechanical rooms, electrical rooms, plant rooms, workshops, and storage areas according to housekeeping standards. Address water leaks, stains, mold growth, or moisture issues promptly to prevent damage, health concerns, and deterioration of building finishes. Support waste management operations including coordination with waste contractors, monitoring waste collection areas, and ensuring proper segregation and disposal. Ensure proper ventilation in enclosed spaces, service areas, and plant rooms to maintain acceptable air quality and safe working conditions. Documentation and Record Keeping

Maintain accurate records of all maintenance activities including work performed, parts used, time spent, equipment observations, and follow-up requirements in CMMS. Document equipment failures, unusual occurrences, safety incidents, and operational anomalies in detailed incident reports for management review and analysis. Record equipment parameters including temperatures, pressures, currents, voltages, and performance metrics during inspections and maintenance activities. Maintain equipment logbooks for critical systems including HVAC equipment, pumps, electrical distribution, fire safety systems, and other major assets. Keep equipment manuals, technical documentation, wiring diagrams, and O&M (Operations and Maintenance) manuals organized and accessible for reference. Update as-built drawings, equipment schedules, and facility documentation following modifications, replacements, or system changes to ensure accuracy. Prepare daily activity reports, maintenance summaries, and status updates for Building Manager highlighting completed work, ongoing issues, and upcoming requirements. Photograph equipment conditions, facility damage, or maintenance issues to support documentation, warranty claims, and management reporting. Ensure all documentation is legible, accurate, complete, and submitted within required timeframes, maintaining professional standards for record-keeping. Maintain spare parts records, tool inventories, and material usage logs for inventory management and procurement planning purposes.

Emergency Response and Business Continuity

Respond to facility emergencies including equipment failures, power outages, water leaks, HVAC breakdowns, and environmental incidents affecting banking operations. Coordinate with security personnel during emergency situations including fire alarms, building evacuations, or unusual occurrences requiring facility response. Implement emergency procedures according to established protocols, prioritizing life safety, business continuity, and asset protection. Operate emergency equipment including emergency generators, fire pumps, and emergency lighting systems during utility failures or emergency conditions. Support after-hours emergency call-out response when required, recognizing that banking facilities operate extended hours and cannot tolerate prolonged service interruptions. Participate in emergency drills, business continuity exercises, and disaster recovery planning, understanding facility roles in organizational resilience. Maintain emergency contact lists, key inventories, and critical equipment documentation for rapid response during off-hours emergencies. Document emergency incidents comprehensively including timeline of events, actions taken, parties involved, outcomes, and lessons learned for continuous improvement.

Coordination and Communication

Communicate effectively with Building Manager, colleagues, contractors, and building occupants regarding maintenance activities, system status, and facility issues. Coordinate with contractors and service providers performing work within the facility, providing access, supervision, and ensuring compliance with safety and quality standards. Collaborate with security, cleaning, landscaping, and other service teams to ensure integrated facility operations and consistent service delivery. Provide technical input for facility projects, renovations, system upgrades, and capital improvements based on operational experience and system knowledge. Attend regular meetings with Building Manager and facilities team to discuss performance, issues, priorities, and continuous improvement opportunities. Communicate planned maintenance activities, service interruptions, and restoration timelines to affected stakeholders with adequate advance notice. Respond promptly to phone calls, emails, radio communications, and work order assignments, maintaining accessibility during working hours. Support training and mentoring of junior technicians, apprentices, or new team members by sharing knowledge and demonstrating best practices.

Required Qualifications

Education and Certifications

  • SPM (Sijil Pelajaran Malaysia) or equivalent with credits in Mathematics, Science, and English
  • Certificate or Diploma in Mechanical Engineering, Electrical Engineering, Building Services, Facilities Management, Air Conditioning & Refrigeration, or related technical discipline (preferred)
  • Trade certifications in relevant disciplines such as electrical wiring (A0/A1/A2 Wireman), plumbing, HVAC, refrigeration, or building maintenance (advantage)
  • Valid Competent Person certification for electrical work if performing electrical maintenance (A0/A1/A2 Wireman certificate)
  • First Aid and CPR certification (or willingness to obtain within 3 months of employment)
  • Fire safety training or Fire Warden certification (preferred)
  • Working at Heights certification for ladder work and elevated access (preferred)

Experience

  • Minimum 3-5 years of hands-on experience in building maintenance, facilities management, or building services in commercial, institutional, or corporate environments
  • Experience in banking facilities, financial services sector, Grade A office buildings, commercial properties, or hospitality sector strongly preferred
