Multi-Skilled Technician (Multi-Site - Penang)

Location: Penang - Georgetown (3 Sites) and Bayan Lepas (1 Site)

Position Overview

The Multi-Skilled Technician is responsible for the comprehensive operation, maintenance, and management of building systems and services across four banking facilities in Penang - three sites located in Georgetown and one site in Bayan Lepas. This role requires an independent, versatile technician who can perform a wide range of maintenance tasks across mechanical, electrical, plumbing, and general building maintenance disciplines while working remotely from the Building Manager based in Kuala Lumpur. Success requires exceptional autonomy, strong communication skills, sound judgment, proactive problem-solving, and the ability to make independent decisions while maintaining all assigned facilities to the highest standards of functionality, safety, comfort, and professional presentation.

Key Responsibilities

Multi-Site Operations and Coverage

Provide comprehensive technical support and maintenance coverage across four banking facilities including three Georgetown locations and one Bayan Lepas site, ensuring all facilities receive appropriate service coverage according to operational priorities and business requirements. Operate independently as the primary on-site technical representative for facilities management in Penang, making autonomous decisions, managing priorities across four locations, and serving as the main technical contact while maintaining regular communication with the Building Manager in Kuala Lumpur. Plan and execute efficient work schedules that optimize travel between Georgetown sites and Bayan Lepas, maximize productive maintenance time, ensure all facilities receive appropriate attention, and balance preventive maintenance commitments with reactive demands. Respond promptly to emergency calls and urgent issues from any of the four assigned sites, assessing urgency independently, adjusting daily schedules to address critical issues, and communicating response actions and completion status to the Building Manager and site stakeholders. Conduct regular site visits to each facility according to established schedules to perform inspections, preventive maintenance, routine checks, equipment monitoring, and proactive identification of potential issues requiring attention.

Independent Decision-Making and Problem-Solving

Exercise sound independent judgment to assess equipment failures, maintenance priorities, safety concerns, and facility issues across four sites, determining appropriate response actions, resource allocation, and escalation necessity without immediate supervisory input. Make autonomous decisions regarding routine maintenance matters, minor repairs, equipment adjustments, and day-to-day operations within established guidelines and delegated authority, escalating significant issues appropriately to the Building Manager. Evaluate urgency and criticality of maintenance requests objectively, prioritizing work based on business impact, safety implications, equipment criticality, and operational necessity while communicating prioritization rationale to stakeholders. Determine when external contractor support is required for specialized work, licensed professionals, equipment under warranty, or complex issues requiring expert diagnosis, coordinating contractor engagement through Building Manager approval process. Identify and implement immediate temporary solutions or emergency repairs that restore critical services quickly while permanent solutions are planned and executed. Recognize when situations exceed delegated authority, technical capability, or appropriate scope, escalating promptly to Building Manager with clear situation description, recommended actions, and required support needs.

Remote Communication and Relationship Management

Maintain regular, structured communication with Building Manager in Kuala Lumpur through daily phone check-ins, WhatsApp messages, email updates, and formal reporting mechanisms ensuring continuous connectivity despite geographic separation. Provide comprehensive daily activity reports summarizing sites visited, work completed, issues identified, urgent matters requiring attention, preventive maintenance performed, and planned activities for the following day. Communicate proactively about emerging issues, potential problems, equipment concerns, stakeholder complaints, safety matters, or facility conditions requiring Building Manager awareness or decision-making input. Respond promptly to Building Manager inquiries, requests for information, and management directives, recognizing that effective remote management depends on timely, accurate, and complete information flow. Share photographic documentation extensively to capture equipment conditions, facility issues, completed work, and visual information that enables the Building Manager to assess site conditions remotely. Seek guidance appropriately when encountering unfamiliar situations, complex technical problems, unclear priorities, or matters requiring management input. Build an effective remote working relationship with the Building Manager based on trust, reliability, transparency, and demonstrated competence.

Georgetown Sites Management (3 Locations)

Provide consistent, high-quality facilities management services across three Georgetown banking facilities, ensuring each location receives appropriate attention and service delivery that meets operational requirements and stakeholder expectations. Develop efficient routing between the three Georgetown sites that minimizes travel time, enables productive site visits, and allows flexible schedule adjustment to address urgent issues at any Georgetown location. Understand unique characteristics of each Georgetown site including facility configuration, equipment types, operational hours, customer traffic patterns, key stakeholders, and site-specific requirements that influence maintenance approaches. Build site-specific relationships with branch managers, operations personnel, and key staff at each Georgetown location, becoming the reliable technician who responds quickly and delivers quality work. Monitor equipment performance trends across three Georgetown sites, identifying facilities with recurring issues or maintenance demands that may indicate underlying problems requiring attention.

Bayan Lepas Site Management (1 Location)

Provide comprehensive facilities management services to the Bayan Lepas banking facility, recognizing the geographic separation from Georgetown sites (approximately 25-30 km) and planning work schedules accordingly to ensure adequate service coverage and timely emergency response capability. Schedule regular Bayan Lepas site visits according to established frequency requirements, combining preventive maintenance activities, routine inspections, and planned tasks efficiently to maximize productivity during each visit while ensuring adequate service coverage. Respond promptly to emergency calls from the Bayan Lepas facility, understanding that response time from Georgetown may be 45-60 minutes depending on traffic, and communicating realistic arrival estimates to stakeholders. Maintain sufficient spare parts and materials at the Bayan Lepas facility or in mobile inventory to address common issues without requiring return trips to Georgetown. Build strong relationships with Bayan Lepas site personnel, ensuring local stakeholders have confidence in service reliability despite geographic distance from the Georgetown cluster.

Building Systems Operation and Maintenance

Operate, monitor, and maintain air conditioning and mechanical ventilation (ACMV) systems across all four facilities including air handling units (AHUs), fan coil units (FCUs), split air conditioning units, VRV/VRF systems, package units, exhaust fans, and fresh air systems ensuring optimal indoor environmental quality. Conduct systematic inspections of mechanical rooms, electrical rooms, switch rooms, server rooms, UPS rooms, and critical infrastructure at each site to ensure all systems operate efficiently, safely, and within acceptable parameters. Monitor and adjust environmental parameters including temperature, humidity, and air flow at each facility according to site-specific requirements, operational hours, occupancy patterns, and seasonal conditions. Perform routine and preventive maintenance on electrical systems including main switchboards, distribution boards, lighting systems, emergency lighting, UPS systems, and associated electrical infrastructure according to manufacturer recommendations and regulatory requirements. Maintain plumbing and sanitary systems at all locations including water supply systems, sanitary fixtures, drainage systems, water heaters, and water treatment equipment, addressing leaks, blockages, or malfunctions promptly. Execute site-specific preventive maintenance schedules for all building systems and equipment according to manufacturer recommendations, criticality, and facility-specific maintenance plans. Respond promptly to equipment breakdowns and system malfunctions at any assigned site, troubleshooting systematically to identify root causes and implement effective repairs. Replace consumable components including air filters, V-belts, light bulbs, fluorescent lamps, and routine replacement items across all facilities to maintain equipment performance and operational reliability.

Preventive Maintenance Program

Execute detailed preventive maintenance schedules across all four facilities for mechanical, electrical, plumbing, fire safety, and building systems according to established frequencies and regulatory requirements to maximize equipment reliability. Conduct thorough equipment inspections including visual assessments, operational parameter checks, performance testing, temperature measurements, and condition monitoring to identify wear, deterioration, or potential failures before they impact operations. Perform essential maintenance tasks including lubrication, cleaning of equipment and filters, adjustment of controls, tightening of electrical connections, and replacement of worn components according to preventive maintenance procedures. Test and verify operation of emergency systems including emergency lighting, fire alarm systems, fire sprinklers, and life safety systems according to regulatory testing schedules with comprehensive documentation. Document all preventive maintenance activities in CMMS with detailed work descriptions, observations, measurements recorded, parts replaced, equipment condition assessments, and recommendations for follow-up actions. Identify and recommend opportunities for maintenance optimization, equipment upgrades, or system improvements based on recurring issues, performance trends, or equipment age. Schedule preventive maintenance activities strategically at each site considering banking business requirements, operational hours, and minimal disruption principles.

Corrective Maintenance and Emergency Response

Respond promptly to maintenance requests, service calls, equipment failures, and facility problems from any of the four assigned sites, prioritizing response based on urgency and business impact. Diagnose equipment problems and system malfunctions using systematic troubleshooting methodologies, technical knowledge, diagnostic tools, and equipment documentation to identify root causes. Perform repairs and component replacements on mechanical, electrical, plumbing, and building systems within skill competency level using appropriate tools, correct materials, and proper techniques. Coordinate with external contractors, specialist technicians, and licensed service providers for complex repairs requiring specialized skills, professional licenses, or expertise beyond internal capabilities. Monitor and supervise contractor work activities at assigned sites to ensure quality workmanship, compliance with specifications, adherence to safety procedures, and minimal disruption to banking operations. Test and commission repaired equipment thoroughly before returning to service, verifying proper operation, safety compliance, and reliable functionality. Follow up with service requestors to confirm satisfaction with completed repairs, address remaining concerns, and gather feedback for continuous service improvement. Maintain adequate spare parts inventory for common repairs and critical systems, ensuring essential components are readily available to minimize equipment downtime.

Customer Service and Stakeholder Management

Respond to service requests, inquiries, and concerns from bank staff, branch personnel, and facility users at all four assigned sites with professionalism, courtesy, technical competence, and responsive service. Provide technical support for special events, important meetings, and banking activities at any assigned facility requiring facility modifications, equipment setup, or environmental adjustments. Address comfort complaints regarding temperature variations, air quality concerns, lighting issues, or environmental problems promptly by investigating root causes and implementing appropriate solutions. Maintain clear, professional communication with building occupants at all organizational levels, explaining technical issues in understandable terms and providing realistic timeframes for resolution. Coordinate with cleaning crews, security personnel, IT support teams, and other service providers at each site to ensure integrated facility operations and consistent service standards. Build trusted advisor relationships with key stakeholders at each site including branch managers, operations supervisors, and facility coordinators, becoming the reliable contact for facility matters.

Life Safety and Fire Safety Compliance

Conduct regular inspections, testing, and maintenance of fire safety equipment across all four facilities including portable fire extinguishers, fire hose reels, fire doors, and fire-fighting installations according to regulatory schedules and BOMBA compliance obligations. Monitor fire alarm systems, smoke detectors, manual call points, and fire protection equipment continuously across all assigned sites to ensure operational readiness and proper functioning. Ensure fire exits, emergency escape routes, fire doors, and evacuation paths remain clear, unobstructed, and compliant with fire safety codes and building regulations at all facilities. Test emergency lighting systems monthly for functionality and annually for duration capacity at each site, maintaining detailed test records and regulatory compliance evidence. Coordinate with fire safety contractors, licensed specialists, and regulatory authorities during inspections, servicing, testing, and compliance verification at any assigned site. Report fire safety deficiencies, code violations, non-compliance issues, or safety concerns to Building Manager immediately for urgent corrective action.

Energy Management and Efficiency

Monitor energy consumption patterns across four assigned facilities through observation of equipment operation, operational schedules, and utility meter readings, identifying anomalies or excessive usage requiring investigation. Implement energy conservation measures consistently across all sites including equipment scheduling optimization, temperature setpoint standardization, and automated system operation to reduce overall energy consumption. Identify and report energy waste including lights left on in unoccupied areas, HVAC systems running outside occupied hours, equipment operating unnecessarily, or water leaks observed during site visits. Record utility meter readings systematically at assigned facilities according to established schedules for billing verification, consumption tracking, and energy management reporting. Recommend site-specific energy-saving improvements based on direct observations, comparative performance across facilities, and best practices in facility energy management. Optimize HVAC system operation across all sites by adjusting operating schedules, temperature setpoints, and control sequences based on occupancy patterns and seasonal conditions.

Safety, Compliance, and Risk Management

Adhere strictly to all safety procedures, work instructions, safe work practices, and organizational safety policies when traveling between sites and performing maintenance work. Use appropriate personal protective equipment (PPE) including safety shoes, work gloves, eye protection, and specialized equipment as required for specific tasks and hazard exposures. Implement lockout/tagout (LOTO) procedures consistently when working on electrical or mechanical equipment across all four sites to prevent accidental energization and ensure personal safety. Conduct dynamic risk assessments before commencing specific tasks, identifying site-specific hazards, working-at-height risks, electrical hazards, and implementing appropriate control measures. Maintain tools, equipment, test instruments, and company vehicle in excellent working condition through regular inspections, proper maintenance, and safe storage. Report safety hazards, unsafe conditions, near-miss incidents, or potential risks observed at any assigned site to Building Manager immediately for corrective action. Comply with traffic laws, safe driving practices, and company fleet policies when traveling between Georgetown sites and Bayan Lepas. Ensure work areas at each site are kept clean, organized, and free from hazards after completing maintenance activities. Handle chemicals, refrigerants, lubricants, and hazardous materials safely according to manufacturer instructions, MSDS requirements, and regulatory standards.

Documentation and Reporting

Maintain accurate records of all maintenance activities in CMMS with detailed work descriptions, observations, measurements, parts used, time spent, and photographic documentation for each assigned location. Document equipment parameters, performance measurements, test results, and inspection findings separately for each facility's equipment inventory. Prepare daily activity reports summarizing sites visited, work completed at each location, issues identified, urgent matters, and planned activities for the following day. Submit weekly summary reports consolidating site-specific activities, maintenance metrics, work order completion statistics, and preventive maintenance compliance. Maintain equipment maintenance records, service history files, warranty information, and manufacturer manuals for each facility's equipment inventory. Record regulatory testing results, fire safety inspections, lift certifications, and compliance documentation separately for each banking facility. Provide monthly performance reports including key metrics, achievements, challenges, and recommendations for Building Manager review.

Required Qualifications

Education and Certification

Diploma or Certificate in Electrical Engineering, Mechanical Engineering, Building Services, Facilities Management, or related technical discipline. Wireman Certificate (PW1, PW2, or PW4) issued by Energy Commission (Suruhanjaya Tenaga) for electrical work in Malaysia - highly preferred or required depending on electrical work scope. Competent Person (CP01) certification for electrical installations and maintenance work - advantageous. Certificate of Competency (Chargeman) A0, A1, or A4 - advantageous for high voltage electrical work. Relevant trade certifications in HVAC, refrigeration, plumbing, or building services. Fire safety training certification or BOMBA-approved fire safety courses - advantageous. First Aid and CPR certification - preferred.

Technical Skills and Experience

Minimum 3-5 years of hands-on experience in building maintenance, facilities management, or property management, preferably in commercial, banking, or corporate office environments. Strong working knowledge of HVAC systems including chillers, AHUs, FCUs, VRV/VRF systems, split units, and air conditioning principles with practical troubleshooting and repair experience. Solid electrical maintenance skills including switchboards, distribution systems, lighting systems, power circuits, UPS systems, and electrical troubleshooting capabilities. Competent plumbing and sanitary maintenance skills including water supply systems, drainage systems, pumps, and common plumbing repairs. Proficiency with hand tools, power tools, electrical test equipment (multimeters, clamp meters, insulation testers), mechanical measuring instruments, and diagnostic equipment. Experience with preventive maintenance programs, work order systems, and computerized maintenance management systems (CMMS). Understanding of building automation systems (BMS/BAS), energy management systems, and automated controls - preferred. Knowledge of Malaysian building codes, electrical regulations, fire safety standards, and BOMBA requirements. Experience working independently across multiple sites with minimal supervision - essential. Valid Malaysian driving license (Class D) with clean driving record for daily travel between Georgetown and Bayan Lepas sites.

Working Conditions

Five-day work week (Monday to Friday) with standard working hours and flexibility for emergency after-hours response when required. Daily travel required between Georgetown sites (3 locations) and Bayan Lepas site (1 location) using company vehicle or personal vehicle with mileage reimbursement. Work environments include air-conditioned office spaces, mechanical rooms, electrical rooms, rooftops, outdoor areas, and confined spaces. Physical demands include standing, walking, climbing ladders, lifting equipment up to 25 kg, working at heights, and accessing equipment in various locations. Occasional exposure to noise, heat, electrical hazards, mechanical equipment, and typical building maintenance environment hazards. After-hours emergency response may be required occasionally for critical equipment failures or facility emergencies impacting banking operations.
