What this job involves:
JLL is seeking a seasoned operations leader to take the helm as Senior Operations Manager at Vaughan Mills—a landmark 1.2 million square foot shopping centre. This elevated senior leadership role offers a rare opportunity to drive strategic operations at one of the region's premier retail destinations, where you'll oversee a transformative, high impact capital projects. Reporting directly to the General Manager, you'll provide strategic accountability across building operations, maintenance, compliance, risk management, and financial performance while leading a dedicated operations team through succession planning and continuous improvement initiatives.
What your day-to-day will look like:
Lead the preparation and execution of annual operating budgets, including expense planning, forecasting and tenant recoveries, while monitoring performance and identifying opportunities to manage costs and optimizing financial results;
Develop and manage the property’s 10-year Major Capital Expenditures program, prioritizing major capital projects based on asset condition, operational requirements, risk, lifecycle planning and available funding, while ensuring alignment with ownership objectives and long-term planning;
Prepare monthly forecast, variance reports, complete year-end expense accruals, and maintain budget control books to monitor operating performance, manage expenditures and ensure accurate financial reporting;
Manage operational contracts and work collaboratively with Procurement colleagues to negotiate terms, manage vendor performance, ensure compliance and achieve value for the property;
Develop and manage energy management program including metering systems;
Manage, oversee and approve all utilities expenses; Manage all aspects related to the tenant water and hydro metering and billing;
Develop and manage all aspects of sustainability, including recycling program, organic waste and diversion targets set for the property;
Document and arrange for appropriate remedial work using the company purchasing/procurement guidelines;
Lead their team in providing the highest levels of service to all customers with whom they interact, whether internal or external, with the goal of continuously improving the customer experience;
Drives continuous service improvements and implements operational processes that enhance capabilities and consistently meet or exceed service standards;
Ensures organizational adherence and accountability to standard operating procedures; In conjunction with the Manager of Life & Safety, oversee all health and safety requirements;
Manage tenant construction together with the Tenant Coordination group.
Keep current on trends and developments within building envelopes and synthesize findings into relevant and practical recommendations/business cases.
Perform daily inspections of buildings and land, ensuring the General Manager and Senior Property Manager are kept updated on any discrepancies and the remedy;
Maintain positive relationships with tenants, government authorities, community partners and contractors.
Required Qualifications:
10+ years of relevant experience in property operations, facilities management, project management or a related field, ideally within a large-scale commercial environment;
Extensive experience working with budgets and understanding financial statements;
Demonstrated experience managing large-scale capital projects;
Deep understanding of HVAC, Lighting, Plumbing, Electrical and Building Science.
Solid contract management and computer skills (Excel, Word, JDE, Yardi, and some database exposure);
Knowledge of LEED and BOMA standards, and an environmental focus;
Strong contractor and risk management skills;
Solid knowledge of WHMIS and HSE requirements;
Experience managing multiple projects simultaneously;
Ability to lead complex operational issues and stakeholder relationships;
Preferred Qualifications:
Post-secondary education in Mechanical or Civil Engineering, Building Services, Facilities Management or a related discipline is preferred;
Facilities Management Administrator (FMA), Certified Energy Manager and/or Certified Engineering Technologist (CEM) designations are an asset;
Excellent people leadership abilities;
Demonstrated ability to effectively identify and solve problems for customers/tenants, and be resilient in the face of challenges;
Estimated compensation for this position:
This range represents the estimated base salary and actual compensation may differ. Final base salary is determined by various considerations including but not limited to candidate qualifications, location, market conditions, and internal considerations. Some roles and employees may be eligible for discretionary bonuses, benefits, or other compensation.
