The Opportunity

A Senior conducts the analysis of our cost segregation studies, with the main focus of providing detailed, thoughtful estimates utilizing construction drawings.  In addition, they also work on gathering raw data from clients (through invoices, fixed asset system (FAS) details, construction in progress downloads, or other forms of documentation) and summarizing them succinctly utilizing MS Excel.  Once compiled in a concise format, this data is then uploaded into and manipulated within our proprietary MS Access database tool (DART) for further analytics.  The Senior also has client interaction through email correspondence as well as conducting site visits.  The expectation at this level is that most of the cost segregation analysis can be performed with minimal oversight from the engagement manager.

  • Identifying and reacting to risks and internal opportunities to improve our services and processes
  • Providing support, coaching and feedback to develop team members
  • Supervised daily by Manager or Senior Manager
  • Must be able to manage multiple projects simultaneously
  • Ability to prioritize or request clarification on the priority of various engagements
  • Responsible for management of daily project tasks in order to meeting client deadlines
  • Responsible for daily monitoring and reporting of engagement metrics as directed by Engagement Manager
  • Must provide day to day coaching and mentoring to junior colleagues
  • Provide regular status updates to Engagement Manager

  • Understanding the various types of construction documents to determine an efficient approach to studies (drawings, appraisals, google earth)
  • Understanding nuances of different industries and their construction process and contracting strategies
  • Researching relevant tax authorities to: 1) build a case for asset classifications and tax positions; and 2) prepare supporting engagement documentation
  • Understanding case law to apply the facts and circumstances effectively to other situations
  • In-depth understanding of cost segregation principles and relevant case law
  • Adept at reading blueprints, estimating costs of construction, and experience using cost-estimating manuals
  • Knowledgeable of construction contracting types (GMP, EPC) and real estate documents such as contracts, leases, appraisals and closing statements
  • Skilled at using Microsoft Access, DART (Access based EY tool), and Bluebeam, including ability to create custom outputs
  • Efficient project management skills
  • Attention to detail and self-review
  • Adaptable to collaborating and teaming with various engagement managers and colleagues
  • Ability to adapt your work style to accommodate both internal and client team members
  • Effective collaboration and negotiation skills, and the confidence to challenge senior colleagues
  • Strong analytical, managerial, leadership, organizational, and verbal communication skills
  • Ability to support internal business development efforts such as creating benefit estimates, proposals and SOWs

 

To qualify for the role you must have

  • A bachelor's degree in a related field (i.e. architecture, engineering, construction)
  • Minimum of 3 years of work experience in related field (architecture, engineering, construction) or consulting/accounting firm
  • Professional cost segregation experience
  • Eligibility for appropriate certifications to advance to Manager rank
  • Willingness to travel up to 25%
  • Join us in our team-led and leader-enabled hybrid model. Our expectation is for most people in external, client serving roles to work together in person 60% of the time over the course of an engagement, project or year.

 

Ideally, you'll also have

The following are helpful certifications, but not required at the Senior rank:

  • Master's degree in engineering, architecture or construction management or
  • A professional designation, including:
    • Professional Engineer (PE) or Registered Architect (RA) from the National Society of Professional Engineers (NSPE®)
    • American Society of Cost Segregation Professionals (ASCSP)
    • Accredited Member (AM) or Accredited Senior Appraiser (ASA) credential in personal or real property from the American Society of Appraisers (ASA)
    • Leadership in Energy & Environmental Design (LEED)
    • Marshall & Swift®/CoreLogic® Cost Approach Certification
    • Member of Appraisal Institute® (AI)
  • Construction Documents Technology Certification from Construction Specifications Institute (CSI)

  • We offer a comprehensive compensation and benefits package where you’ll be rewarded based on your performance and recognized for the value you bring to the business.  The base salary range for this job is: 
    • New York City, Boston, and Washington DC Metro Areas, Washington State, and Southern California offices – $97,800 to $147,000
    • Bay Area California offices – $102,000 to $153,100
    • All other offices locations in the US, including Sacramento – $81,500 to $134,600
  • Individual salaries within these ranges are determined through a wide variety of factors including but not limited to education, experience, knowledge, skills and geography.  In addition, our Total Rewards package includes medical and dental coverage, pension and 401(k) plans, and a wide range of paid time off options.
  • Under our flexible vacation policy, you’ll decide how much vacation time you need based on your own personal circumstances.
