Operating Engineer

The Operating Engineer is responsible for the safe, reliable, and efficient operation and maintenance of building systems and equipment supporting the Oklahoma City facility. This role provides hands-on technical support across mechanical, electrical, HVAC, controls, plumbing, and associated facility infrastructure while ensuring work is performed in accordance with JLL engineering standards, client requirements, and applicable regulatory requirements.

The Operating Engineer supports daily facility operations, preventive and corrective maintenance, equipment troubleshooting, emergency response, and work order execution. This position works closely with Engineering leadership, Facilities Management, vendors, and client stakeholders to maintain operational continuity and identify equipment deficiencies before they result in service disruption.

Scope of Responsibility

The Operating Engineer supports systems that may include, but are not limited to:

• HVAC systems, including AHUs, RTUs, split systems, and associated equipment
• Chilled water and hydronic systems
• Boilers and heating systems
• Pumps, motors, and Variable Frequency Drives (VFDs)
• Building Automation Systems (BAS) and controls
• Electrical distribution equipment
• Emergency generators and associated systems
• UPS systems and supporting electrical infrastructure
• Plumbing and domestic water systems
• Exhaust and ventilation systems
• Fire and life safety system interfaces
• General building systems and facility equipment
• Emergency response for equipment failures and facility-related incidents

Key Responsibilities

Building Operations & Reliability

• Perform day-to-day operation and monitoring of facility systems to maintain safe and reliable building conditions.
• Conduct routine equipment and facility rounds and identify abnormal operating conditions, leaks, unusual noise, vibration, temperature conditions, alarms, or other signs of equipment degradation.
• Monitor Building Automation System alarms, equipment status, temperatures, pressures, and operating conditions.
• Respond to equipment alarms, service requests, and operational issues and take appropriate corrective action.
• Maintain awareness of equipment status, active deficiencies, planned work, and conditions that may impact facility operations.
• Escalate significant equipment failures, operational risks, or conditions requiring additional technical or management support.
• Support equipment startup, shutdown, system restoration, and seasonal operational changes as required.
• Assist with emergency response and restoration of facility operations following equipment failures or other incidents.

Preventive, Predictive & Corrective Maintenance

• Perform preventive and corrective maintenance on assigned building systems and equipment.
• Complete scheduled PM activities in accordance with established procedures, frequencies, and manufacturer recommendations.
• Troubleshoot mechanical, electrical, HVAC, and controls-related equipment failures and identify appropriate corrective actions.
• Perform minor repairs and adjustments within the Operating Engineer’s level of training and qualification.
• Identify deficiencies requiring specialized vendor support or additional technical resources and communicate those needs to Engineering leadership.
• Support predictive maintenance activities, inspections, testing, and equipment condition assessments.
• Verify equipment is properly returned to service following maintenance and repairs.
• Ensure maintenance activities are executed in a manner that minimizes operational disruption and protects personnel and equipment.

Safety, Compliance & Risk Management

• Maintain a strong safety-first approach during all operations and maintenance activities.
• Follow JLL, client, OSHA, NFPA, EPA, and applicable local AHJ requirements.
• Comply with established safety procedures including:Lockout/Tagout (LOTO)Electrical Safe Work PracticesConfined Space EntryHot WorkPPE requirementsChemical handling and storageLadder and elevated work safety
• Identify unsafe conditions and immediately escalate hazards requiring corrective action.
• Participate in safety meetings, training, incident reviews, and corrective action activities as required.
• Maintain work areas, mechanical rooms, electrical rooms, and equipment spaces in a clean, organized, and safe condition.
• Support regulatory, client, and internal JLL inspections and audits.

CMMS, Documentation & Reporting

• Accurately document preventive maintenance, corrective maintenance, inspections, and service requests within the CMMS (Corrigo).
• Ensure work orders include clear descriptions of work performed, findings, corrective actions, materials used, and current equipment condition.
• Complete assigned work orders within established service level and scheduling requirements.
• Maintain accurate equipment logs, readings, inspection records, and operating documentation.
• Identify equipment deficiencies requiring follow-up work and ensure appropriate work orders are generated or escalated.
• Support asset information verification and equipment inventory accuracy.
• Follow established SOPs, MOPs, EOPs, safety procedures, and manufacturer documentation when performing work.

Vendor & Stakeholder Support

• Coordinate with approved vendors and contractors performing maintenance, repairs, inspections, or project-related activities.
• Provide site access, equipment information, and operational support to vendors as required.
• Monitor vendor activities within assigned areas and communicate deficiencies or concerns to Engineering or Facilities leadership.
• Communicate equipment status, facility conditions, and operational risks clearly and professionally.
• Work collaboratively with Facilities Management, Engineering, Security, EHS, Projects, and other operational partners.
• Support client walkthroughs, inspections, audits, and operational reviews as requested.

Operational Improvement

• Identify opportunities to improve equipment reliability, maintainability, energy performance, and overall facility operations.
• Recommend corrective actions for recurring equipment issues or operational deficiencies.
• Participate in root cause reviews and lessons-learned discussions following significant failures or incidents.
• Support implementation of engineering standards, operating procedures, and best practices.
• Assist with equipment lifecycle assessments and identification of assets requiring repair or replacement.
• Support energy and water conservation efforts through proper operation and maintenance of facility systems.

Project & Maintenance Support

• Provide operational support for facility projects, equipment replacements, and infrastructure upgrades.
• Assist with shutdown planning, equipment isolation, system restoration, and post-work verification.
• Participate in equipment commissioning and functional testing activities as requested.
• Coordinate with project teams and vendors to minimize impact to ongoing facility operations.
• Identify field conditions that may affect project execution, equipment maintainability, or facility reliability.

Preferred Qualifications

Education & Experience

• High school diploma or equivalent required.
• Technical school, trade school, Associate’s degree, or equivalent training in HVAC, electrical, mechanical, facilities maintenance, or a related discipline preferred.
• 3+ years of experience in commercial, industrial, institutional, manufacturing, technology, or similar facility operations and maintenance.
• Experience troubleshooting and maintaining HVAC, mechanical, electrical, and building control systems.
• Experience working with Building Automation Systems such as Johnson Controls Metasys, Automated Logic, Siemens, Trane, or similar platforms preferred.
• Experience with computerized maintenance management systems, preferably Corrigo, preferred.
• EPA Section 608 certification preferred where applicable.
• Relevant electrical, mechanical, HVAC, stationary engineer, or other trade licenses and certifications are preferred.

Technical Knowledge & Competencies

• Working knowledge of HVAC and mechanical building systems.
• Basic knowledge of commercial electrical systems and electrical troubleshooting.
• Ability to troubleshoot pumps, motors, VFDs, air-handling equipment, packaged HVAC equipment, and associated controls.
• Ability to read equipment manuals, operating procedures, drawings, and basic electrical and mechanical schematics.
• Ability to safely use hand tools, power tools, test meters, and maintenance equipment.
• Strong troubleshooting and problem-solving skills.
• Ability to prioritize work and respond effectively to changing operational conditions.
• Strong documentation and communication skills.
• Ability to work independently while functioning effectively as part of an integrated Facilities and Engineering team.

Work Requirements

• Ability to participate in after-hours or on-call coverage as required by site operations.
• Ability to respond to facility emergencies and operational issues within established site requirements.
• Ability to regularly walk the facility, climb stairs and ladders, and access mechanical and equipment spaces.
• Ability to work in mechanical rooms, rooftops, electrical rooms, and other equipment areas where temperature and noise conditions may vary.
• Ability to lift, carry, and safely handle tools, materials, and equipment associated with facility maintenance.
• Ability to perform the physical requirements necessary to inspect, troubleshoot, maintain, and repair facility equipment.
