Responsible for operating and maintaining central plant equipment within a team environment. The Central Plant Lead must ensure the highest level of professionalism, while meeting the clients’ needs, and a commitment to achieving the goal of 100% uptime throughout the team. Responsible for protecting and improving the value of the client’s assets and ensuring that building engineering systems continue to perform their intended function. The Central Plant Lead will implement and manage the agreed to client maintenance standards, assist in managing 3rd party maintenance providers, and ensure overall systems performance.  This role also executes equipment inspection and monitoring programs, continuously evaluates current maintenance and operations methods, leads plant maintenance, and implements changes to enhance operational effectiveness. 

 

Responsibilities: 

  • Responsible for performing highly skilled operation, repair, and maintenance of the plant and its associated equipment in a safe and efficient manner using their comprehensive understanding of system interdependencies and operations. Analyze system data, monitor, and manage system controls or Building Automation Control Systems to anticipate system needs, problem-solve, and adjust set points. 

  • Operate, monitor, and maintain plant equipment such as boilers, chillers, cooling towers, HVAC equipment, motors, pumps, VFDs, and all associated auxiliary equipment and controls. 

  • Perform routine and emergency repairs to electrical, electronic, mechanical, hydraulic, and pneumatic machinery, systems, and equipment. Manage all chemical treatment treatment/testing and monitoring associated with steam, cooling towers and chilled and hot water systems as applicable. 

  • Ensure detailed preventative maintenance tasks are executed as scheduled and documented in the CMMS. 

  • Responds to alarms and takes appropriate action to correct system operations and communicate all issues and resolutions. 

  • May be called upon to assist team member personnel and perform any assignment for which the individual is trained and has the resources to do safely. 

  • May be required to perform basic operator preventive maintenance tasks and provide work direction to fellow maintenance team members and or 3rd party service providers. 

  • Assist in maintain all infrastructure and compliance documentation for the building including up-to-date building drawings, as well as documentation mandated for the purpose of maintaining company & regulatory compliance with Federal, State or Local law.

  • Complies with all Federal, State, local and company policies regarding regulatory compliance and safety. 

  • May be required to perform additional or different duties from those set forth above to address business needs and changing business practices. 

 

Preferred Knowledge/Skills/Abilities 

  • High School diploma or GED equivalent

  • 7-10 years’ experience with various plant equipment infrastructure and building automation systems including programming knowledge, operation, and troubleshooting.

  • Must have strong background and knowledge in building mechanical, HVAC, and electrical systems. 

  • State licenses are required by local region for HVAC, Universal Technician, or certified boiler operator license preferred. 

  • 5-10 years of Chiller and chiller plant experience is preferred. 

  • Knowledge and thorough understanding of all applicable OSHA governed safety requirements. 

  • Must have basic computer skills including all Microsoft applications. 

  • Must be self-motivated and capable of working independently or as a team.

  • Will be required to lift 50 lbs., climb ladders/scaffolding, bend/twist body, and stand for long periods of time.
