Building Service Engineer (Mechanical)

Duties include but not limited to assisting with ;

-  Meeting with contractors to provide services according to the contract for the maintenance of elevator systems, air conditioning systems, water pump systems, wastewater treatment systems, water pipes and sewer systems within the building. To provide services and fixes to make the machine's system work efficiently.

- Control and coordinate the service with the tenants of the building area and building users in the part of mechanical work.

- Propose the improvements, repairs, engineering work to be available at all times in the mechanical department.

- Propose the improvements to rules, regulations or regulations in the management of mechanical work.

- Control, check the warranty period of the equipment guaranteed work according to the purchase and procurement conditions in the mechanical section.

- Examine and consider the approval of the rental space decoration design in the mechanical part responsible.

- Control, inspect, accept and deliver the system in the rental area effectively.

- Contact, coordinate and maintain a good relationship with the tenants of the building area including attending the meeting in the event that the tenant wants to know details about the building engineering department in the mechanical section.

- Contact and coordinate with relevant government agencies including the delivery of reports as required by law.

- Control and monitor the preparation of monthly reports of contract contractors and report to the Engineering Department of the mechanical section.

-  Control, inspect, repair work according to the Work Request document in the mechanic and elevator part.

-  Propose to approve the price of various repair work that must be provided to the tenant that has not yet set the price of the service under the repair notice.

- Follow up on the preparation of the budgeting expenditure and the annual investment budget. in the mechanical section.

- Control and monitor the performance of employees in the mechanical, elevator system and air conditioning system.

- Provide knowledge and advice to employees in mechanical work, elevator technicians and air conditioning technicians.

- Review and evaluate the performance of the contract service company in the mechanical section.

- Control the preparation of various assets of the building engineering department in the mechanical section.

- Prepare procurement and procurement approval of the Building Engineering Department in the mechanical section.

- Prepare a request for approval to consider renewing the contract for the service under the contract / or the opening of a new bid for the engineering department in the mechanical section.

- Study and understand the system of use, installation and modification in the mechanical section.

- Improve management form and record related information in the mechanical section.

- Consider and approve the overtime work of the building technician in the responsible part. to be in accordance with the rules and appropriate.

- Plan the work to distribute the assignments. to subordinates in a structured manner and equal Including follow-up of work that has been ordered to be completed and scheduled for the mechanical section.

- Set up a system for picking up and distributing equipment, tools and spare parts of the Engineering Department in the mechanical section.

- Check and update the list of contractors and supplier of goods to the building (supplier list).

- Make a list of machines Machine history Machine life in all responsibilities.

- Check work and machine inspection report in all responsibilities.

- Prepare various emergency backup plans to guide the practice of building technicians in the case of an emergency.

-  Monthly energy consumption analysis report and provide guidelines for saving energy in responsible areas.

- Propose to repair, replace or add tools and equipment used in mechanical and civil works as appropriate.

- Schedule maintenance of various systems in the responsible department  together with complete system inspection documents.

-  Organize monthly work schedule for assistant mechanical engineers, elevator technicians and air conditioning technicians.

- Check the collection of expenses that will be charged to the tenant in the mechanical section.

-  Prepare documents for approval to appoint a committee to accept work under the contract in the mechanical section.

- Coordinate building inspections according to the law including corrections according to the recommendations of the auditors in the relevant work.

- Control, inspect and prepare the Building Plan, Incident Report, and Engineering and Safety Report.

- Control, supervise and resolve complaints and report repair work of the engineering department in the mechanical section.

- Verify the correctness of request for refund of the deposit related work in the mechanical section.

- Verify the payment of service fees of the building's contracting company to be sent to the building engineering manager for inspection.
