Your Role and Responsibilities
  • Lead Design and Construction (D&C) projects of various sizes, scopes, and types across designated region. Provide oversight for design, construction and project management suppliers. Accountable for all project specific change management pertaining to design, scope, and contract modifications. Ability to negotiate and drive maximum cost benefits with external providers. Key contact for all internal stakeholders and external service providers related to the project. Responsible for local end user stakeholder management and communication from initiation phase through project completion.
  • Engage stakeholders and business units as necessary to develop project scopes to be estimated by project management service providers. Maintain current regional costs for the design standards and guidelines, to be used for initial budgeting and validation of service provider estimates. On-going validation of scope requirements to ensure scope creep does not occur without proper governance. Participate in value engineering exercises as required.
  • Drive implementation of IBM Workplace standards through all aspects of design. Ensure LEED and WELL compliance in appropriate design projects.
  • Integrate all pillars within the geography into end-to-end project delivery, including contracts, workplace, transactions, and facility management. Develop detailed project plans which account for all aspects of the project including planning, design, moves, construction, and closeout.
  • Act as the approval body for all business case inputs (design costs, schedule, budget, risk, landlord scope and initial client requirements and associated cost). Facilitate and coordinate with service providers, finance, procurement, issuance of purchase orders, invoicing, change orders and reconciliation and validation against contract scope.
  • Deep knowledge of Design and Construction processes, business controls, and related contract language. Oversight for D&C risk, audit, and compliance for project delivery. Facilitate service provider adherence to all processes and financial controls. Drive accuracy of reporting and data input for cost, quality, schedule forecasts. Ensure timely invoicing and project closeout.
  • Through supplier base and industry perspective, ensure alignment and insight into external industry norms. Maintain awareness of latest D&C innovations and improvements.
  • Provide regular project updates via weekly meeting minutes and summary reports and documents to Head of D&C and other executives within the Real Estate Organization.
  • Proactively identify, provide recommendations, and mitigate project risk.
  • Understanding of lease language
  • Prepare and issue RFPs, Level Bids for scope and cost, and provide recommendations for award.
  • Ability to understand and negotiate contract terms.
  • Well versed in all facets of Construction Project Management.
  • Understand and develop project budgets, capital cashflow projections, and have the ability to validate estimates.
  • Detail oriented and has comprehensive understanding of project financial and schedule documents, with the ability to create and maintain them.
  • Validate and/or supply critical project data to project management tool within effective timeframe to ensure accurate project reporting.
  • Ability to engage vertically/horizontally across the organization to ensure stakeholder alignment
  • Schedule development including creation of baseline, critical path, and overall project schedule above and beyond the construction schedule provided by PM or CM supplier.
  • Assist to assess quality across project including ability to complete punchlist walkthrough and sign off. Contract administration through deep understanding of performance management (SLAs and KPIs), contract language and data and business insights.
  • Advises other professionals and has professional knowledge related to incumbent’s function/business unit and its processes.
  • Effectively utilize group dynamics.
  • Negotiates to define approaches and goals.
  • Strength in communicating project status and critical information to all project stakeholders, speaking from a position of ownership of the overall project inclusive of budget, schedule, risk, and overall status
  • Recognizes complex problems related to functional objectives.
  • Applies creativity and judgment to developmental work on different projects within the business environment.
  • Analyzes situations and implement solutions, or develop new system elements, procedures or processes.
  • Provides ongoing technical/operational guidance to lead professional work teams, conducts special projects, and manages departments.
  • Understands department/ functional mission and vision.
  • Utilizes expertise to directly influence people outside of their department or function. Sometimes no precedent exists.
  • Defines and decides objectives within specified business concept or project and may have responsibility for tools and assigned resources.
  • Accountable for department results and for activities and/or projects involving multi-functional teams.
  • Owns activities impacting business measurements, customer satisfaction, and project costs or expenses.
  • Regularly participates in overall functional program planning.
  • Regularly demonstrates discretion and independent judgment in matters of significance to IBM.


Required Technical and Professional Expertise
  • Min 7 years of leading Large Design and Construction Projects, preferably as an Owner's Rep or for a large organization
  • Experience in All project types - Office Fitouts, Infrastructure, R&D Labs.
  • Understanding of Capital Cashflows
  • Ability to create Budgets and Project Schedules
  • Navigating complexities within matrixed organization


Preferred Technical and Professional Expertise
  • Experience as an Owner's Rep
  • MCR or PMP
