The General Maintenance Technician supports operation, inspection, and maintenance processes to mechanical, electrical, and plumbing equipment and systems in assigned industrial/commercial facility setting. Performs inspections and repairs to assigned property interior and exterior areas, including walls and flooring, installed fixtures, roofing systems, lighting, electrical systems, etc.

Essential Functions:

  • Perform the repair, maintenance, restoration, and replacement of various components of the physical structure of the building such as Industrial Air Handlers, Exhaust Fans, VFD’s, Steam Heat Exchangers, Steam Humidifiers, Clean Steam Generators, Hot water pumps, Domestic Hot water heaters, Pneumatic and Electric valve Actuators, VAV’s, Air Compressors & Compressed Air Dryers, Vacuum pumps etc. 
  • Perform basic HVAC controls & electrical trouble shooting.
  • Maintain and repair locks, locking mechanisms, closers, doors, furniture, and controllers.
  • Maintain and complete documentation for fire extinguishers and other building systems.
  • Maintain and repair plumbing components including toilets, urinals, lavatories, flush valves, sinks, drains, water heaters, piping, and sump pumps.
  • Prepare, prime and paint building interior and exterior surfaces and perform general handyman tasks to maintain buildings.
  • General interior maintenance – hang pictures, install keyboard trays, repair office furniture systems.
  • Completes special tasks that include but are not limited to; painting, locksmith work, tenant services requests, and general maintenance as assigned.
  • Moves office furniture, machinery, equipment, and other materials as requested.
  • Perform assigned facility inspections and due diligence efforts, reporting on as found conditions impacting satisfactory client occupancy and operations.
  • Responds to emergency situations for the purpose of resolving immediate safety concerns.
  • Comply with all safety procedures, maintaining good housekeeping and safety of work areas. Recognize danger and safety hazards and propose methods to eliminate them.
  • Complies with all policies for the safe storage, usage, and disposal of hazardous materials.
  • Participate in ongoing technical, safety, and operational process training programs.
  • Maintains a clean and safe work environment.
  • Clean HVAC coils, change filters and belts, lubricate, and diagnose operational issues and repair systems as required.
  • Complete Hazard Assessments as necessary and Knowledgeable of OSHA and regulatory requirements in an Industrial setting.
  • Documents work performance and materials procurement as directed in an electronic work order system.
  • Performs other related work as required and assigned.

Qualifications:

  • High school diploma or equivalent; completion of an applicable technical training program is highly desirable.
  • 5+ years of relevant experience in industrial/commercial setting, with general building repair and maintenance, basic plumbing, high pressure steam, process water systems, and electrical (120/240/277 Volts).
  • Mon-Fri Day Shift, subject to 24-hour availability
  • Strong communication skills, both oral, written, electronic.
  • Knowledgeable in MS Word, Excel, etc.
  • Possess high level of mechanical and electrical aptitude.
  • Experience with Siemens BAS systems preferred
  • Must have adequate skills to perform required job functions with minimal supervision
  • Must be able to adequately perform required job functions.  This includes being able to lift, bend, and move in such a way as to perform job tasks in a safe and approved manner.  Must be able to lift 50lbs.
  • Overhead work / working at heights required.
  • Skilled and physically able to operate electric hand tools, work on a ladder, carry tools, lift, and carry heavy loads, operate required equipment, and operate a motor vehicle
  • Able to work in close places such as closets, crawl spaces, attics, vaults, etc.
  • Ability to obtain certification to operate powered vehicular equipment such as, but not limited to, burden carriers, fork trucks, aerial lifts, etc.
  • Must possess a reasoning ability to deal with problems involving a few known variables in routine situations. 
  • Ability to interpret a variety of instructions furnished in written, oral, diagram, or schedule form. Possess the ability to interpret maintenance manuals, wiring diagrams and other documents and to safely operate all company equipment.
  • Position requires sitting, standing, walking on level and slippery surfaces, reaching, twisting, turning, kneeling, bending, stooping, squatting, crouching, grasping and making repetitive hand movement in the performance of daily duties. The position also requires both near and far vision when inspecting work and operating assigned equipment. The need to lift, carry and push tools, equipment and supplies weighing 50 pounds or more is also required. Additionally, the position requires work to be performed in all weather conditions including wet, hot, and cold. The nature of the work also requires the individual to climb ladders, use power and noise producing tools and equipment, drive motorized vehicles and heavy equipment, work in heavy vehicle traffic conditions and often work with constant interruptions.

Estimated total compensation ran for this position is:

58,000.00 – 64,000.00 USD per year

The pay range listed is a total compensation range including bonus, if applicable. The provided range is an estimate and not guaranteed. An employment offer is based on applicant’s education, experience, skills, abilities, geographic location, internal equity and alignment with market data.
