หน้าที่และความรับผิดชอบ

-ปฏิบัติงานตามที่ได้รับมอบหมายจากผู้จัดการอาคาร

-ช่วยเหลือผู้จัดการอาคารในการแก้ไขปัญหาต่าง ๆ ที่เกี่ยวข้องกับงานระบบตามที่ได้รับการร้องเรียนจากผู้เช่า

- ให้ข้อแนะนำในการปฏิบัติงานแก่ช่างประจำอาคาร

-ดูแลการปฏิบัติงานของช่างประจำอาคารให้เป็นไปตามแผนงานที่กำหนด

-รายงานผลการดำเนินงานให้ผู้จัดการอาคารรับทราบ

-จัดให้มีการซ่อมแซม และบำรุงรักษาอุปกรณ์ส่วนกลางของอาคารให้อยู่ในสภาพสมบูรณ์ตลอดเวลา

-ประสานงานกับผู้รับเหมา ซ่อมแซมและบำรุงรักษาอุปกรณ์ภายในอาคาร

-จดตารางการทำงานประจำเดือนของช่างประจำอาคาร

-จัดหาอุปกรณ์ และเครื่องมือให้มีใช้งานอย่างเพียงพอ

-จัดตารางการบำรุงรักษาระบบต่าง ๆ ที่ติดตั้งในอาคาร พร้อมทั้งเอกสารการตรวจเช็คระบบ ให้ครบถ้วน 

-จัดหาผู้จำหน่ายสินค้า  Supplier  และเปรียบเทียบราคาอุปกรณ์

-จัดทำข้อกำหนดการประมูลงาน

-จัดทำเอกสารการปรับปรุงพื้นที่ หรือระบบอุปกรณ์ต่างๆ วิเคราะห์การใช้พลังงานและจัดทำแนวทางในการประหยัดพลังงานและเกิดผลกระทบแก่ผู้เช่าอาคารน้อยที่สุด

-จัดทำ บพอ. 1  และ บพอ. 2 เพื่อส่งต่อกรมอนุรักษ์พลังงานในกรณีที่อาคารอยู่ในข่ายที่จะต้องทำการอนุรักษ์พลังงาน

-ตรวจเช็คและอนุมัติการเข้าทำงานของผู้รับเหมาที่ขออนุญาตเข้าทำงานในอาคาร

-ดูแลให้ช่างปฏิบัติตนอยู่ในระเบียบของบริษัทฯ  ตลอดเวลา 

-จัดทำแผนสำรองฉุกเฉินต่าง ๆ เพื่อเป็นแนวทางในการปฏิบัติของช่างอาคารในกรณีเกิดเหตุฉุกเฉิน

-มีใบ กว.
