Coordinate and manage the development of scope and specifications for facility operations projects including high end remodel, interior finish outs,  electrical, HVAC, building mechanical, and process equipment installations. Taking projects from concept to full completion. Responsible to obtain contracts. Oversee vendor partners for the design and construction of each project with considerable accountability and responsibility for overall project coordination. Host meetings with internal customers, site support staff, designers, and licensed professionals to create the scope, specifications, and construction documents for various projects then bid and execute the projects. Execute all work in harmony with the customers and tenants. Ensure that the work is in full compliance with acceptable engineering and construction practices; as well as local, state, and federal requirements. Manage and coordinate all communications and direction to contractors, vendors, and internal members to accomplish project tasks.

Responsibilities

  • Project scope & budget development and adherence.
  • Manage and oversee project development and execution while adhering to established policies and budgets.
  • Work closely with Operations & Engineering teams ensuring project execution is in coordination with operation schedules and maintenance activities.
  • Implement best practices and monitor effectiveness.
  • Provide coaching and leadership to identify, inspire and communicate best practices creating opportunity for others to participate in the tactical delivery.
  • Respond promptly and accurately to email and phone communications.
  • Actively participate in meetings sharing ideas and solutions as may be appropriate.
  • Instill a high-level of performance expectations from team members.
  • Responsible for monitoring and improving key stakeholder satisfaction for assigned facilities  
  • Ensure all projects are documented in the Document Management and other required tools
  • Serve as key point of contact for assigned projects.
  • Any and all other duties and tasks as assigned 
  • Communicate project status timely and effectively with stakeholders
  • Develop all documentation for project; initiation, specification, RFI/RFP/RFQ, and closeout.
  • Evaluate quotes, award contracts, perform value engineering, and write purchase orders.
  • Update project schedules, adjust vendor resources to keep project on schedule, and report deviations.
  • Monitor construction as necessary to ensure all contract specifications, contractor's work, and the quality of both the workmanship and materials meets or exceeds code and client’s standards.
  • Ensure closeout manuals, financial documents, and paperwork are complete, properly distributed, and archived.

Qualifications:  

  • BA/BS in project management, electrical or mechanical engineer, related discipline or equivalent facilities project management experience and training. 
  • Project Management Professional (PMP) Certification is a plus
  • Have a minimum of five (8+) years of project management experience 
  • Business acumen including financial planning and analysis must be able to manage within budget and time constraints. 
  • Ability to handle multiple projects in various stages of completion. 
  • Ability to work as a team. 
  • Demonstrate a high level of performance in project budgeting, contract negotiations and scheduling. 
  • Comprehensive knowledge of engineering and project management principles applied to design, operation and maintenance of building structures, mechanical and electrical equipment for buildings. 
  • Excellent verbal and written communication skills 
  • Advanced computer, office and project software skills
  • Have strong coordination, organization and liaison skills to manage many assignments at various sites.
  • Maintain an appropriate demeanor and take quick action to resolve issues
