What this job involves – The Operating Engineer is expected to support the Assistant and/or Chief Engineer in the day-to-day maintenance, repair, and efficient operation of all building systems and equipment. The engineer will be expected to coordinate and complete all requests for work, assign priorities, delegate to appropriate contractor, if required, and follow-up on completion. In particular, the Engineer will be expected to perform routine maintenance and repairs of all HVAC, boiler, heating, refrigeration, water, and energy systems to ensure the effective operation of the facility. This is a non-supervisory position.

What is your day to day?  

  • Perform operation, maintenance, and repair of boilers, heaters, pumps, valves, lines, and systems used in the distribution of steam and heated or processed water.
  • Conduct operation, maintenance, and repair of chillers, refrigerant compressors, condensers, evaporators, traps, transfer pumps, expansion valves, stop valves, float valves, and air conditioning systems.
  • Maintain and repair pumps, valves, appurtenances, and lines used in water and secondary refrigerating liquid systems.
  • Operate, maintain, and repair air compressors, distribution lines, and air control devices.
  • Maintain and repair natural and manufactured gas distribution lines, including valves and control devices.
  • Perform maintenance and repair on water filters, softeners, piping, pumps, sinks, toilet bowls, drains, water lines, control devices, and sprinkler systems.
  • Conduct maintenance and repair on electrical motors and engines used to power pumps, compressors, and fans.
  • Operate, maintain, and repair building automation systems for HVAC, including consoles, data gathering panels, sensors, DDC's, VFD's, and indicating devices.
  • Maintain and repair sanitary sewer systems, sump pumps, water closets, urinals, and piping.
  • Perform maintenance and repair on trash compactors, including electrical and hydraulic systems.
  • Maintain and repair general kitchen equipment (excluding tenant-owned equipment).
  • Perform general maintenance tasks, including repairs on toilet facilities, registers, radiators, ceiling tiles, furniture, floors, door hardware, and painting.
  • Assist in the replacement of filters in HVAC equipment.
  • Conduct general cleaning in mechanical spaces and perimeter induction units.
  • Ensure cleanliness of equipment in engine rooms and shops.
  • Assist with miscellaneous handyman work requiring the use of hand tools.

Desired experience and technical skills  

Required

  • Minimum of 2 to 4 years of experience in commercial building operations and maintenance.
  • New Jersey Black Seal, High Pressure license
  • New Jersey Blue Seal Refrigeration license
  • Strong experience in operating, maintaining, and repairing HVAC, boilers, pumps, refrigerant systems, compressors, gas lines, water systems, and other building mechanical systems.

Estimated compensation for this position is:

94,765.00 – 94,765.00 USD per year

The pay range listed is a total compensation range including bonus, if applicable. The provided range is an estimate and not guaranteed. An employment offer is based on applicant’s education, experience, skills, abilities, geographic location, internal equity and alignment with market data.
