As Occupancy Planner, you will be responsible for providing occupancy planning expertise, leveraging a deep understanding of our client’s space supply and demand to develop scenario and occupancy plans for our client's portfolio in India.

What this job involves:

  • Ensure the client’s high-level real estate portfolio strategies and programs are reflected in proposed occupancy plans and options by understanding the client’s PAN India portfolio composition, business requirements and organizational occupants.
  • Assist Client space planning lead to manage relationships with divisional leadership across the firm regarding space needs.
  • Establish Business Group’s requirements leading to approvals for all near‐term space planning projects and moves of significant magnitude.
  • Use data, analytical insights, and strong problem-solving skills to develop and present multiple space scenarios to stakeholders and gain alignment.
  • Develops stacking diagrams of current and future state based on headcount forecast.
  • Responsible to track all the space requests across India and respond to the queries within the acceptable timeline.
  • Partner closely with Portfolio Strategy and real estate partners to anticipate and understand the requests coming from different client groups, assess the space options available and develop options/migration plans that account for competing priorities and requests. This requires strong relationship management skills along with dealing with very sensitive information.
  • Ensuring CAD plans across India are up to date (Create, edit & modify) as needed by the client.
  • Supports the Agile Workplace program through analysis of badge data and utilization studies to inform planning and migration plan recommendations.
  • Recommends and applies space policies/standards, procedures, and protocols.

Managing space portfolios.

How do you manage space through data? 

As a subject matter expert, your primary focus areas for this role will be managing the development of occupancy plans, sequencing group-level/individual moves and resolving planning issues identified during client planning sessions. You will ensure the alignment of planning with co1rporate guidelines and that all scenarios maximize the use of space.

You will assist in developing site-specific Planning Strategies with Senior Leadership. You will be a Subject Matter Expert in the client's workplace program and in using various data to drive solutions that increase productivity.

Reporting.

One of your major requirements will be to get familiar with space utilization methods and the presentation of utilization data. Interacting with organizational leadership, you will identify space requirements, prepare, and update project status reports on actual versus projected seat demand at the building level. In addition, you will report on current supply and capacity, forecast inventory changes as required, and work with the client to reconcile/plan on the new allocation methodology as and when required.

Likewise, this will demand your familiarity with typical occupancy metrics and industry occupancy trends.

Key stakeholders’ management

One of your key responsibilities will be to foster critical relationships with various stakeholders, which will need you to establish crisp and fast communication channels. Planning the projected requirement versus actual need will need your attention, as you assist senior leadership in site-specific planning strategies and to develop cross-campus portfolio strategies.

Tech-savvy:

How tech-savvy are you?

You will be successful in the role if you are comfortable using software to support planning solutions and communicate ideas clearly with the planning team and client. This includes having advanced skills in Microsoft Excel (pivot table, Vlook-up, cell calculations etc.). In addition, proficiency in Microsoft Office Suite and the ability to consolidate data and floor plans into PowerPoint Presentations and experience with CAFM / IWMS software (Preferably in IBM-TRIRIGA).

Advanced proficiency in AUTO CAD is a must.

Excellent communication skills are important – both written and spoken. An individual with strong interpersonal skills, able to understand complex ideas and communicate them to others, and an ability to interact with executive-level external and internal clients will be successful in the role. Most importantly, it would help if you looked forward to working as part of a diverse, supportive, and talented team.

• Expert level data analytical skills and ability to articulate stories through data.

• Attentive to detail and accuracy - particularly numbers and spatial creativity.

• Highly organized and demonstrates a high level of performance.

• A working knowledge of occupancy utilization, office design principles and trends such as the mobile or collaborative workplace is preferred

• A bachelor’s degree in real estate, Architecture, Design, Construction Management, or related field is preferred.

• With 5 to 7years of prior experience in the related field of “Occupancy Planning”.
