Custodial Planner/Scheduler

Pay:100-120k

The Custodial Planner/Scheduler role is in support of the Custodial Management journey towards a World Class Maintenance organization.  This industry standard role provides more efficient means of managing facilities maintenance and associated maintenance labor, freeing hours for additional business priorities.  Planning & scheduling for all maintenance and operations encompassed in the CMMS tool are to be conducted using current CMMS system application and standardized business processes.

Knowledge, Skills, and Abilities:

  • Requires in depth/subject matter expert level knowledge of Custodial planning & scheduling.
  • Leadership skills (training, presentations, & teambuilding) and project management.
  • Organizational skills coupled with the leadership and interpersonal skills to be able to manage multiple maintenance activities simultaneously.
  • Good oral and written communication skills including the ability to communicate with all levels of management and interface with a diverse customer base including technical and non-technical personnel in order to effectively support a multi-discipline team environment.
  • Solid data analysis, research skills and experience extracting, tracking, and organizing data for metrics reporting from a CMMS system.
  • Solid personal computer skills: Hardware and software including Microsoft Office Products

Responsibilities:

  • Using industry and client best practices, plans, schedules, coordinates and assigns all frequency and work type custodial activities for group or team of responsibility.
  • Collaborates with subcontractor counterparts to ensure successful outcomes for subcontractor responsibilities.
  • Optimizes Custodial inventory by balancing workload to labor availability.
  • Complies with all client CMMS standards and specifications to ensure database integrity and standardization.
  • Reviews equipment OEM manuals, develops procedure steps, and collaborates with operations team to optimize Custodial programs.
  • Maintains custodial record compliance to CMMS and Custodial business process standards and specs through periodic data auditing.
  • Continuous improvement of the work planning and scheduling process through the review and use of custodial metrics, analysis of work order flow, project demands and expectations.
  • Submits and document database record changes using client CMMS change request system.
  • Cross site and system coverage – supports other sites in the network while other Planner/Schedulers are on PTO and as needed provide back-up support to the CMMS Administrators.
  • Identify open, unscheduled and/or unassigned work by running prescribed work order query in Assignment Manager
  • Provides weekly reports to Operations Team, identifies risks, gaps and provides resolution plans.
  • Identifies system changes or additions, provide direction to the CMMS Administrators, and track change progress.
  • Develop/maintain and update standard operating procedures for CMMS operations.

Qualifications

  • 3-5 years of Custodial management experience
  • Experience in planning and scheduling the work of hourly employees using CMMS systems.
  • Extensive custodial building systems knowledge, preferably across multiple disciplines including custodial, floor work, and deep cleaning.
  • Strong experience with MS Office suite, specifically Excel, and CMMS databases.
  • Client service-oriented attitude
  • Excellent verbal and written communication skills
  • Strong organizational and prioritization skills
  • Advanced computer skills
