Objective of Role 

The Technical Services Manager will be responsible for overseeing and managing all technical aspects of the operations within the Shopping Centre, including maintenance, repairs, and facility management.

This role requires a strong technical background, excellent leadership skills, and the ability to effectively manage a team of technicians and contractors.

The Technical Services Manager plays a crucial role in ensuring the safety, functionality, and comfort of our shopping Centre for all stakeholders.

Key Responsibilities and Deliverables  

  • Develop, implement, and maintain a comprehensive technical services program for the Shopping Centre including maintenance schedules, procedures, and protocols

  • Oversee the planning and execution of preventative maintenance programs for all building systems, including HVAC, electrical, plumbing, security, fire, and life safety

  • Manage and coordinate all aspects of facility repairs and maintenance, including vendor selection, contract negotiation, work order management, and quality control

  • Develop and manage the Shopping Centre's budget for technical services, ensuring cost-effective and efficient use of resources

  • Conduct regular inspections and assessments of the Shopping Centre's physical condition, equipment, and systems to identify potential issues and develop appropriate action plans

  • Coordinate with various departments, tenants, and external stakeholders to ensure compliance with legal and regulatory requirements, including health and safety standards

  • Manage and oversee the performance of maintenance staff and contractors, including training, performance evaluations, and disciplinary actions, as necessary

  • Stay up to date with industry trends and advancements in facility management and implement best practices to optimize technical services within the Shopping Centre

  • Maintain accurate records and documentation related to maintenance, repairs, and certification of equipment and systems

  • Develop and maintain relationships with external vendors, contractors, and suppliers to ensure prompt and efficient service delivery

  • Serve as the primary point of contact for technical service-related inquiries and coordinate timely resolutions to minimize disruptions to Shopping Centre operations

  • Respond to emergency situations, coordinate emergency procedures, and ensure the availability of appropriate resources and equipment

  • Support the wider business objectives, by sharing knowledge and expertise, providing planning support and guidance to facilities managers across all sectors when / if required to meet the needs of the client contract

Required Qualifications, Skills and Experience

  • Bachelor’s degree in engineering, Facility Management, or a related field, or equivalent practical experience

  • A minimum of 5 years of experience in facility management, technical services, or a related role, preferably within a Shopping Centre or retail environment

  • Strong technical knowledge of building systems, including Vertical transportation, HVAC, electrical, plumbing, security, fire, and life safety systems

  • Experience in developing and implementing preventative maintenance programs and managing repair and maintenance activities

  • Excellent leadership and team management skills, with the ability to motivate and inspire a diverse team of technicians and contractors

  • Strong problem-solving and decision-making abilities, with the capacity to handle multiple priorities and meet deadlines

  • Excellent communication and interpersonal skills, with the ability to effectively collaborate with internal and external stakeholders

  • Proficient in using computerized maintenance management systems (CMMS) and other facility management software

  • Knowledge of relevant building codes, regulations, and safety standards related to Shopping Centre operations

  • Ability to handle emergency situations calmly and efficiently, demonstrating strong crisis management skills
