Summary:

As an Operation's Manager for 3rd party parking vendor, your primary role is to oversee the day-to-day operations of the 3rd party vendor at numerous designated locations. Your responsibilities encompass a range of duties including, but not limited to, the following:

Operations and Management Planning: Develop and implement operational plans and strategies to optimize parking processes and improve customer experience. This may involve establishing efficient traffic flow patterns, implementing technology solutions, and ensuring compliance with local regulations. An organizational chart showing the relationship between all team members, the roles and responsibilities of team members, strategies, tools and safeguards for ensuring timely, quality performance of all required services, equipment, software and hardware considerations.

Customer Service: Promote exceptional levels of customer service by conflict resolution and problem-solving techniques. Resolve customer complaints and inquiries in a timely and satisfactory manner.

Safety and Security: Maintain a safe and secure parking facility by implementing policies and procedures related to safety, emergency response, and security measures. Conduct regular inspections to identify and address any hazards or maintenance needs.

Financial Management: Prepare and manage budgets, control costs, and ensure adherence to financial targets. Oversee the administration of parking permits.

Compliance: Stay up to date with local parking regulations, permits, and licensing requirements. Ensure that 3rd party vendor is trained and knowledgeable about these regulations and that all operations are in compliance.

Vendor and Stakeholder Management: Liaise with external vendors, contractors, and stakeholders to coordinate maintenance and repair activities, manage contracts, and establish productive working relationships.

Reporting and Analytics: Establish reporting mechanisms to monitor and evaluate parking operations, including data analysis, key performance indicators (KPIs), and customer feedback. Utilize these insights to drive operational improvements and optimize efficiency. Reporting and Analytics: provide various reports on a weekly and as-requested basis. Reports shall contain metrics, KPI’s, and other data based on industry best practices, that clearly and concisely report on parking asset utilization, customer service performance, and other required operational and financial measurements. Supplier may utilize either the native reporting tools integrated with the Park Assist and TIBA systems, or a third-party reporting system of their choosing that is able to integrate with, capture, and consolidate data from these systems, to supply these reports.

Training and Development: Promote continuous learning and development among parking attendants through ongoing training programs, workshops, and skill enhancement initiatives.

Responsible for the management and efficient operation and maintenance of all building systems, multi-lot parking areas, and staff as directed in accordance with the standards and procedures of JLL. Develop, implement, manage and maintain overall site services, performance, processes, and quality standards for services. Strive towards innovation of services offered, assist with lowering cost of delivery, and works with suppliers to integrate the service into operations while dramatically enhancing the facility experience.

What is your day to day?  

  • Provide leadership and direction for the efficient operations and maintenance of all facility electrical, mechanical, structural, and life safety.
  • Coordinate parking logistics - ensure seamless operations during high-traffic periods.
  • Act as a point of contact to client or and Property Manager; attend location meetings as appropriate and respond to client requests in order to maintain a good working relationship.
  • Monitor maintenance of the facility and associated premises to ensure that the garage/lots are clean, safe, and maintained to standards; supervise on-going maintenance projects to ensure quality and timely completion.
  • Assist in the supervision of ticket inventory, cash flow, reports, and audits to prevent loss through theft, error, or carelessness.
  • Assist in preparing daily, weekly, and monthly operating reports as required.
  • Fill in to provide coverage for front line positions, as needed.
  • Use respectful communication to assist guests with their questions, problems, and concerns; address escalated concerns from guests.
  • Immediately respond to reports of accidents, incidents or safety concerns.
  • Communicate professionally at all times with guests, client, and teammates.
  • Demonstrate success by directly interfacing, with client senior management, vendors, and throughout all levels of the organization.
  • Effectively utilizes data and analytics in the communication of addressing issues and providing solutions and decision making.
  • Work with client, vendors and suppliers to ensure OAT/FAT certificates, warranties and all required manufacturer paperwork is completed.
  • Manage and assist with the development and implementation of the overall Start-up Plan for Projects
  • Develop and maintain positive client relationship.
  • Familiarization with applicable codes, comply with specifications, and ensure standards are met within the scope of company policies and procedures, and in compliance with all federal and state regulations.
  • Preparation of detailed budgets for operations.
  • Develop SOPs for parking administration, operations and maintenance of all parking systems.
  • Monitor and audit electric vehicle charging equipment for uptime and services needed.
  • Coordination with all leased garage management and record keeping.
  • Planning and coordinating visitor parking for Client events.
  • Provide recommendations to property management for necessary repair, maintenance and upgrades to all parking systems.

Desired experience and technical skills  

Required

  • Minimum of 7-10 years of technical experience
  • Minimum of 1-3 years of leadership experience
  • Proven experience in the parking management industry for Class A buildings
  • Strong focus on customer service and client satisfaction.
  • Strong Microsoft Excel skills
